Portable Fire Protection - A portable fire exti�guisher with a minimum U.L. rating of2-A:10-8:C <br />shall be provided within 75 feet of travel on all iloors of each building during construction and <br />prior to occupancy. <br />27. A parking covenant must be recorded which merges the lwo lots together so that neither can <br />be sold off independently, unless all City standards can be met on each site. The covenant <br />should be recorded prior to issuance of any building or construction permits nn site. <br />28. Placement and screening of refuse disposal areas must be provided per Section 39.080 of �ne <br />Zoning Code as foliows: <br />Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple family, <br />commercial, industrial, and institutional developments and shall not be located in a required <br />fro�t yard setback area: or street side setback area for corner lots. Where an alley abuts a <br />lot, the garbage receptacles, dumpster, or recycle bin shall be located adjacent to the alley. <br />b. All garbage dumpsters and recyr.le bins musi be screened from view from the street and <br />from adjacent properties. This screening may be done using dense vegetation or by placing <br />the dumpster or recycle bin in a structural enclosure. <br />c. For specifics on design of refuse and recycling facilities, contact Rubatino Refuse Removal, <br />Inc. at 259-0044 for areas generally north of 112th Street. For areas east of I-5 from Valley <br />View south, contact Waste Management Northwest, Inc. at 337-1197. <br />29. Any rockeries or retaining walls proposed in required se�back areas r���st be in conformance <br />with Section 39.150 of the Zoning Code. <br />30. Rooftop mechanical equipment, including vents, must he screened per Section 39.040 of the <br />Zoning Code. <br />31. Building setbacks must be a minimum of 0 feet front yard (east property line), 0 feet side yard <br />(north and south property lines) and 10 feet rear yard (west property line). Building height shall <br />be a maximum of 35 feet. <br />32. The following arterials and highways are designated as "gateways corridors" for which <br />particular attention will be given to the design and maintenance of public improvements.and <br />the application of standards to development of abutting properties: <br />Broadway north of 41 st Street, West Marine View Drive, Pacifrc Avenue, He�vitt Avenue, Everett <br />Avenue, RuckerAvenue between 19th Street and 43rd Street, Colby Avenue, Mukilteo Blvd, 41st <br />St�eet, Evergreen Way, lyth Avenue SE, 128th- 132nd Street r.orridor, SR 526, and Interstafe 5. <br />33. The design and implementation of public improvement projects undertaken in any of the <br />designated gateway corridors identified above shall include aesthetic as well as functional <br />considerations in order to support and enhance the visual quality and character of the city. <br />Such aesthetic considerations shall include, but not be limited to, appropriate street trees and <br />plantir.gs, utility structures such as street lighting and tra�c control devices, public right-of-way <br />signs, ret�ining �valls and pedestrian safety raifs, bicycle lanes, transit benches and shelters, <br />and other right-of-way improvements as appropriate. <br />--- ------_ __ - - - - - _ �� _ - ---.._ _.._.- ---_...---- _--- <br />
