The design of sites, buildings, landscaping and signs which are devel.r,�ed on properties <br />abutting the designed gateway corridors shouid be n! a quality th�it upc,�� ades and enhances <br />the aesthetic character of th� City in general and the immediate areas in particular. <br />35. The City shall work with prope�-ty and business owners alcng galeway corridors to develop and <br />implement streetscape improveinent plans both witliin tlie publir, iight-of-way and on properties <br />abutting the right-of-way. Such in;orovement plans shall be coo;dinaled �.vith Snnh�mish <br />Cou�ty for the unincorporated portions of corridors that are !o:a;ed •,� the c�erc�!t Fl�;nr,ing <br />Area. <br />36. Landsc2pirg must be provided per Section 35 of the Zoninn Code. Pt ?..m.;n.im�:m this muat <br />include th-� following: <br />a. A I,�ndscape strip a minimum of 10 feet wide or distance between the building and lot line, <br />whichever is less, must be provided in the front yard setback area along the Evergreen <br />frontage, except for the driveway. This area shall be planted with i j�pe III landscaping. <br />Evergreen Way is considered a gateway r.orridor. Street trees shal! be �larted ot a d-c�Siiy <br />of 1 tree every 20' on center. <br />b. A landscape strip a minimum of 5 feet wide must be provided along the north and south <br />property lines. This area shall be planted with Type III landscaping. A break in the <br />landscaping is acceptabie along the soulh property line to accommodate the existing surface <br />orainage pattem from the property lying south of the site. <br />c. A landscape strip a minimum of 10 feet wide must be provided along the west property line <br />where the property abuts E. Cady Road. This area shall be planted with Type III <br />landscaping. <br />d. A minimum of 438 square feet of landscaping shall be provided in the interior of the parking <br />lot for the 25 surFace parking stalls. Landscape areas must be planted and located per <br />Section 35.OSOE of the Zoning Code. No required landscape area shall be less than 64 <br />square feet in area or five feet in width. <br />e. The landscaping plan must show planting locations, type and sizes also the plan must show <br />the location and dimensions of required vegetated swales, wetponds, detention ponds, <br />rockeries and retaining walis, and grading at 2 foctt intervals. Irrigation systems must be <br />provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2-year <br />maintenance assurance device must be provided for the landscaping per Section 35.1306 of <br />the Zoning Code. <br />37. The Washington State Clean Air Act requires the use of all known, available, and reasonable <br />means of controliing air pollution, including dust. Dust gene-ated during construction activities <br />can be controlled by wetting those dust sourcr,s such as areas of exposed soils, washing truck <br />wheels before they leave the site, and installir�� and maintaining gravel construction entrances. <br />Construction vehicle track-out is also a major dust source. Any evidence of track-out can <br />trigger violations and fines from the Department of Ecology or the Puget Sound Air Pollution <br />Controi Agency. <br />38. A pedestrian circuiation system for the site must be approved by the Planning Director and Traffic <br />Engineer p�ior to the issuance of any building permits. Walkways must allow pedestrians and <br />wheelchairs to gain easy access from sidewalks and bus stops to building entrances through the use of <br />palhs which are physically separated from vehicle traffic and maneuvering areas.
