Y <br />2. A fire hydrant is required aithin 200 driving feet but not closer than <br />50 feet, of every structure per Ordinance 473-80. For the proposed <br />2,696 square foot building, a fire flow of 1,500 GPM is required. <br />(SEPA Public Services and Utilities Policies) <br />3. Portable Fire Protection will be required for: <br />a. Miai-market - A miaimum of 2A 10 B.0 within 75 feet travel <br />distance of all portiona of the atructure. <br />u. Gas island - A minimum of 2A 20 B.0 within 75 feet but not closer <br />than 15 feet of ea�h gas island. <br />(SEPA Public Service and Utilitiea Policies) <br />4. �ergency shut-off switch is required as follows: <br />a. A clearly labeled manually operated pump master switch shall be <br />provided in an approved locatioa, withia 75 feet of, but not <br />cloaer than 15 feet to, any dispenser. Where such master switch <br />is not visible £rom all dispensers, the location thereof shall be <br />indicated by an approved sign. <br />b. Switch shall be labeled "Emergency Pump Shut-off." <br />(SEPA Public Services and Utilities Policies) <br />5. Special charges for connection to the sewer and water syetems in <br />accordance with Ordinance 1171-85 are applicable. The actual coat <br />shall be computed by the Building Department per the Ordinance in <br />effect at the time and according to the informatian provided on the <br />approved plans on the date of permit issuance. (SEPA Public Services <br />and Utilitiea Policies) <br />6. a baf£le type oil/water separator and a grass lined swale will be <br />required to treat stormwater runoff per City Design Standards. The <br />current site plan submit[ed should be revised, prior to issuance of any <br />Building or Public Works permits, to show how the required length of <br />grass liaed swales will be iacorporated iato the proposed project <br />eite. (SEPA Natural Environment Polic�.es) <br />7. Parking must be pet City Zoning Code and City Deaiga and Construction <br />Standards. For the 2,696 square feet propoaed, a minimum of twelve (12) <br />parking stalls is required. (SEPA Tranaportation Polic�.ea) <br />7. A landacape strip a minimum of 5 feet wide must be provided along the <br />entire Evergreen Way frontage between the street and the parking area, <br />escept for driveways in compliance with Section 19.40.050 of the Zoning <br />Code and Section 1.13 of the Standards and Specifications Manual. The <br />landacaping muat consiet of: <br />a. groundcover over a minimum of 75% of the area, and <br />b. evergreen trees or shrube a minimum of three feet in height at <br />time of planting to number at least 6 for each 100 square feet of <br />required landscape area <br />- 3 - <br />
