Finding: The site is served by existing public streets with adjacent pedestrian <br />sidewalks and public transit services. To meet transportation systems and <br />pedestrian health and safety requirements, a dedication of right-of-way along the <br />proposal's 79`h Place SE frontage for the sidewalk and a dedication along <br />Evergreen Way for the bus shelter are required. <br />Conclusion: Prior to final appoval, a dedication of right-of-�Nay for the sidewalk <br />along 79`" Place SE and the bus slielter along Evergreen Way is required. <br />(iil �xistinG utilities system: <br />Finding: This site does fi�ont on a public sewer main; all connectio��� :�aill need <br />to be made to City Standards. <br />Conclusion: Adequate sewage disposal will be available to the new iots. <br />(iii) Police fire, parks and schools: <br />Finding: Drainage improvements are required on this site as described in SEPA <br />MDNS #00-022. <br />Conclusion: All necessary drainage improvements required for the proposal will <br />be provided for the new lots. <br />6. Phasing Plan - In lieu of requiring <br />improvements for the entire site pnor to <br />the city may approve a phasing plan. <br />Finding: No phasing plan is proposed. <br />Conclusion: Not applicable. <br />the completion of all public/private <br />occupancy of any structure on the site, <br />NOW, THEREFORE, the City of Everett hereby GRANTS PRELIMINARY <br />APPROVAL for Binding Site Plan #00-003 with the following conditions: <br />A Public Works Permit is required for this project. Detailed drawings in <br />accordance with City Design and Constn�ction Standards shall be submitted to the <br />Public Works Department, showing site parking layout, landscaping, utilities, storm <br />drainage, temporary construction erosion control, and all required improvements <br />in the public right-of-way. Public Works Department approval of these drawing is <br />required prior to any permits being issued. All improvements shall be completed <br />and approved warranted before the Occupancy Permit is issued/final approval is <br />granted. <br />2. Parking must be per City Zoning Code and City Desig� and Construction <br />Standards for Development.
