existing 135,264 sq.ft. of buildin� space and the proposed McDonald's building of <br />3,998 sq.ft., a total of464 parking stalls are required. <br />3. A dedicatio� � of right-of-way is reouired for the sidewaik along 79`h Place SE street <br />froniage prior to final approval. <br />4. A dedication of right-of-way is required for the area along Evergreen Way where <br />the bus shelter is located prior to final approval. <br />5. The drainage swale, culvert and catch basin identified on the Binding Site Plan as <br />City of Everett is actually private and should not be shown as an encroachment on <br />the final BSP. <br />6. This project must comply with the current City of Everett Building Code and <br />Sprinkler Ordinance. <br />7. Special charges for connection to the sewer and water systems in accordance <br />with Ordinance 1990-1994 and subsequent revision are applicable. These <br />charges are based on projecte� water usage and can be substantial. Applicant is <br />encouraged to obtain a copy of the Ordinance and determine estimated charges <br />prior to building permit appiication. The actual charges shall be computed by the <br />Public Works Department per the ordinance in effect at the time and according to <br />the information on the approved plans at the time of building permit issuance. <br />8. Lack of r..omment on the plans submitted with the appl�cation does not constitute <br />approval of these plans. <br />9. A fire hydrant is required with 200 driving feet but not closer than 50 feet of every <br />structure. Location of the hydrant(s) shall be approved by the Fire Marshal. <br />10. City streets are ta be kept clear of dirt and debris at all times during construction. <br />Dust suppression and street cleaning must occur as directed by the Public Wor!<s <br />Inspector. <br />11. A one year warranty is required on the public �mprovement for an amo�nt not less <br />than 10°/a of the cost of construction and shall run for one year from the date of <br />final approval/issuance of the first Occupancy Permit. <br />12. A two-year guarantee is required for private retention/detention or other drainage <br />treztment/abatement facilities senring area� larger than one acre. <br />13. On-site watermain will be staked within an easement to the Cit�. The easement <br />will be submitted to the City prior to issuance of oermits. <br />5 <br />
