14. As-builts of storm sewer, sanitary sewer, and water systems will be requ�red to be submitted per City Design and Construction Standards and Specifications for Development. 15. Any broken or damaged sidewalk shall be repaired/replaced per th� City Public Works Inspector. 16. Walkways must be: provided from the new restaurant to 79`h Place SE and Evergreen Way per C�ty Tra�c Engineer approval. 17. A traffic mitigation fee ef $45,000.00 is required before any building permit can be issued. 18. A condition must be placed on the Civil Engineering plans and on the final Binding Site Plan that the City preserves the riglit to restrict left turn access at all of the site driveways for safety, traffic management or other concerns without notice. 19. If more than 5,000 square feet of pavement will be redeveloped, runoff treatment will be required in accordance with City standards. Redevelopment is defined zs anything other than normal, routine maintenance activities and would include the pavement on this project if any regrading of the area is done. 20. The swale along the Evergreen Way frontage should be retained and an easement provided (the swale treats/conveys K-Mart runoff). Replacement treatment/conveyance will be required for upstream runoff if this project poses significant adverse effects to the function of the swale. 21. If regrading of this site is performed for this project, the flow of surface water runof° across the K-Mart parking lot will be affected. If this occurs, as much of the runoff from the remaining K-Mart parking areas as possible shall be intercepted and d�rected to the Evergreen Way swale along the southern boundary of tliis project (in orderto provide as much treatment in the swale as possible). 22. Access - The Unifarm Fire Code requires that all new structures shall provide Fire Department access roads to within 150 feet of all pertions of the ground floor. F�re Department access roads (Fire Lanes) shall provide a minimum oP 20 feet in width of unobstructed, all-season driving surface with a minimum clear height of 13'6'°. Fire Lanes will be posted and maintained as required by the Fire Department. Provide adequafe inside and outside radiused corners on al! tire department access roads. 23. When access to or �?�ithin a structure or an area is unduly difiFicult because of secured openings or where immediate access is necessary for life saving or fire- fighting purposes, the Fire Department may recommend or require a key box to be
