14. As-builts of storm sewer, sanitary sewer, and water systems will be requ�red to be <br />submitted per City Design and Construction Standards and Specifications for <br />Development. <br />15. Any broken or damaged sidewalk shall be repaired/replaced per th� City Public <br />Works Inspector. <br />16. Walkways must be: provided from the new restaurant to 79`h Place SE and <br />Evergreen Way per C�ty Tra�c Engineer approval. <br />17. A traffic mitigation fee ef $45,000.00 is required before any building permit can be <br />issued. <br />18. A condition must be placed on the Civil Engineering plans and on the final Binding <br />Site Plan that the City preserves the riglit to restrict left turn access at all of the <br />site driveways for safety, traffic management or other concerns without notice. <br />19. If more than 5,000 square feet of pavement will be redeveloped, runoff treatment <br />will be required in accordance with City standards. Redevelopment is defined zs <br />anything other than normal, routine maintenance activities and would include the <br />pavement on this project if any regrading of the area is done. <br />20. The swale along the Evergreen Way frontage should be retained and an <br />easement provided (the swale treats/conveys K-Mart runoff). Replacement <br />treatment/conveyance will be required for upstream runoff if this project poses <br />significant adverse effects to the function of the swale. <br />21. If regrading of this site is performed for this project, the flow of surface water runof° <br />across the K-Mart parking lot will be affected. If this occurs, as much of the runoff <br />from the remaining K-Mart parking areas as possible shall be intercepted and <br />d�rected to the Evergreen Way swale along the southern boundary of tliis project <br />(in orderto provide as much treatment in the swale as possible). <br />22. Access - The Unifarm Fire Code requires that all new structures shall provide Fire <br />Department access roads to within 150 feet of all pertions of the ground floor. F�re <br />Department access roads (Fire Lanes) shall provide a minimum oP 20 feet in width <br />of unobstructed, all-season driving surface with a minimum clear height of 13'6'°. <br />Fire Lanes will be posted and maintained as required by the Fire Department. <br />Provide adequafe inside and outside radiused corners on al! tire department <br />access roads. <br />23. When access to or �?�ithin a structure or an area is unduly difiFicult because of <br />secured openings or where immediate access is necessary for life saving or fire- <br />fighting purposes, the Fire Department may recommend or require a key box to be <br />
