31. Fire Safety - Fire safety practices during construction shall be in compliance with <br />Article 87 of the Uniform Fire Code. <br />32. The property and impro iements located at the southwest corner of the shopping <br />center must be included on the final Binding Site Pian and Development Plan as <br />part of the shopping center. <br />33. All property �orners for the Binding Site Pian must be set or found prior to final <br />approval. <br />34. Prior to final approva! the applicant must provide an acceptable Declaration of <br />Joint Easement, Covenants and Restrictions for use and maintenance of all <br />common areas. The common areas shall be all areas not covered by buildings. <br />A note must be olaced on the Final Binding Site Plan Map stating: "Common area <br />agreements for use and maintenance of access, circulation, parking, utilities, and <br />landscaping is recorded under Auditor's File # �� <br />35. Lot area calculations must be shown for each lot. <br />36. Future development on each lot may require a new SEPA review and amendment <br />to the Binding Site Plan. <br />37. Placeinent and screening of refuse disposal areas must be provided per Section <br />39.080 of the Zoning Code as follows: <br />a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all <br />multiple family, commercial, industrial, and institution,.i developments and <br />shall not be located in a required front yard setback area, or street side <br />setback area for corner lots. Where an alley abuts a lot, the garbage <br />receptacles, dumpster, or recycle bin shall be located adjacent to the <br />alley, <br />b. All garbage dumpsters and recycle bins must be screened from view from <br />the street and from adjacent properties. This screening may be done <br />using dense vegetation or by placing the dumpster or recycle bin in e <br />structural enclosure. <br />c. For specifics on design of refuse and recycling facilities, contact Rubatino <br />Refuse Removal, Inc. at 259-0044 for areas generally north of 112th <br />Street. For areas east of I-5 from Valley View south, contact Waste <br />Management Northwest, Inc. at 337-1197. <br />38. Any rockeries or retaining walls proposed in required setback areas must be in <br />conformance with Section 39.150 of the Zoning Code. <br />
