39. Rooftop mechanical equipment, including vents, must be screened per Section <br />39.040 of the Zoning Code. <br />40. Landscaping for the proposal must be provided per Section 35 of the Zoning <br />Code. At a minimum this must include the following: <br />a. A landscape strip a minimum of 10 feet wide must be provided along the <br />Evergreen Way and 79'h PI. SE street frontage, except for the driveways. <br />The landscape area along Evergreen Way shall be planted to meet <br />"gateway corridor" landscaping standards. The Evergreen Way frontage <br />has existing landscaping that will remain undisturbed as defined under the <br />conditions of Mitigation of Adverse Impacts by SEPA. The frontage along <br />79'h PI. SE is required to meet Type III landscaping and also has existing <br />landscaping that meets the requirements. <br />However, the new McDonald's development on the site will iinpact a . <br />portion of the existing landscaping along 79'h PI. SE due to the new drive- <br />up lane. The applicant has proposed a landscape modification for that <br />portion of 79�' PI. SE where the new drive-lane is proposed. The <br />modification proposal is to replace the approximately three trees that will <br />be displaced by the drive-lane along the street frontage area of the <br />McDonald's developmEnt. Also, the McDonald's site plan shows <br />additional landscaping proposed within the McDonald's redevelopment <br />and parking area in excess of the required interior parking area <br />landscaping. Some areas that are shown on the preliminary site plan as <br />paved and stripped must be changed to landscaped areas. These <br />locations are noted on the site plan mark-up stamped approved and dated <br />5/15/00 on file with the Planning Department. Based upon the applicanYs <br />proposal and the approved site plan, a Landscape Modification is hereby <br />granted subject to final approval of the detailed landscaping plans as <br />specified under condition "e" below. <br />b. A landscape strip a niinimum of 10 feet wide must be also provided along <br />the sireet frontage of Beverly Lane and SR 526. This area shall be <br />planted with Type III landscaping. Additional landscaping is required in <br />order to meet this requirement. <br />c. A minimum of 35 square feet of landscaping per parking stall is required <br />for the redeveloped parking area related to the McDonald's restaurant <br />development. The remaining interior parking lot landscaping for the <br />shopping center that is not being disturbed shall remain as is. Landscape <br />areas must be planted and located per Section 35.080E oi the Zoning <br />Code. <br />� <br />
