b. A lardscape strip a minimum of five feet wide must be provided along the east <br />and a�est property lines. This area shall be planted with Type III landscaping. <br />c. A larniscape strip a minimum of 10 feet wide rrust be provided along the South <br />prop�arty line where the property abuts the R-1 zone. This area shall be planted <br />witn Type I landscaping. <br />c!. A minimum of 11,480 square feet of landscaping shall be provided in the interior <br />of the parking lot for the 328 parking stalls (35 sq. feet per stall). Landscaping <br />must be provided per Section 35.080E of the Zoning Code. <br />e. F'rior to issuance of any permits, landscaping plans must be reviewed and <br />approved by the Planning Department per Section 35.100 of the Zoning Code. <br />The landscaping plan must show location and dimensions of required vegetated <br />swales, wetponds, detention ponds, rockeries and retaining walls, and grading at <br />2 foot intervals. Irrigation systems must be provided in all landscaped areas per <br />Section 35.130 of the Zoning Code. A 2 year maintenance assurance device <br />must be provided for the landscapirg per Section 35.130B of the Zoning Code. <br />28. Based upon 23,000 square feet of Type V-N, sprinklered construction, the fire flow <br />requirement is for the two retail structures is 2,000 GPM. <br />29. A fire hydrant is required within 200 driving feet, but not closer than 50 feet, of every <br />structure. Two available hydrants are required for the two retail structures, and one <br />available hydrant is required for the restaurant. The location of the hydrants must be <br />aNproved oy the Fire Marshal. <br />30. An approved automatic fire suppression (sprinkler) system is required in the two retail <br />structures, as required by City Ordinance No. 1902-92, Chapter 16.76, of the Everett <br />Municipal Code. <br />Plans for any such system must be submitted to the Building Department and the <br />Everett Fire Department for examination and approval. Such plans must include plans <br />for the underground mains that will supply the sprinkler system. <br />As of January, 1991, sprinkler system permits are issued by the Building Department. <br />Plan review fees are assessed by the Building Depertment. No fee is assessed by the <br />Fire DepaRment. <br />Above ground sprinkler piping must be hydrostatically tested as established in NFPA <br />Standard 13. Underground piping must be hydrostatically tested and flushed as <br />established in NFPS Standard 24 for private fire mains. All such tests must be <br />witnessed by a Fire Department inspector. An approved automatic fire detection system shall be provided as required by City <br />Ordinance No. 1902-92, Chapter 16.76, of the Everett Municipal Code. <br />32. A portable fire extinguisher with a minimum UL rating of ZA must be provided within 75 <br />feet travel distance on each floor of all portions of each building during construction. <br />33. Fire lanes must be provided as required in Everett Municipal Code 46.44. Fire lanes <br />must be identified by red curbs wi!h white stenciling stating "NO PARKING - FIRE <br />
