The utility connection charge that is collected from all building permit applicants at the <br />time of building permit issuance will be increased by approximately 50% effective July <br />13, 1994. The charge will again be increased by 50% effective January 13, 1995. To <br />avoid the higher utility connection charge a complete building permit application <br />(including appropriate civil construction plans stamped by a licensed engineer) must be <br />filed with the City's Public Works Department prior to the effective date of the increase. <br />10. A one-year guarantee is required on the public improvements for an amount not less <br />than 10% of the cost of construction and shall run for one year from the date of issuance <br />of the first Occupancy Permit for the project. <br />11. A two-year guarantee is required for private retention/detention or other drainage <br />treatment/abatement facilities serving areas larger than one acre. <br />12. As-builts of stone sewer, sanitary sewer, and water systems will be required to be <br />submitted per City design and construction standards and specifications. <br />13. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works <br />Inspector. <br />14. In order to accommodate the needs of bicyclists, Transportation Services recommends <br />that the proponent provide parking areas for bicycles. Covered areas are encouraged. <br />Potential parking areas for bicycles include designated areas next to the buildings and/or <br />in the plaza area. <br />15. A pedestrian circulation system for the site must be approved by the Planning Director <br />and Traffic Engineer prior to the issuance of any building permits. Walkways must allow <br />pedestrians and wheelchairs to gain easy access from sidewalks and bus stops to <br />building entrances through the use of paths which are physically separated from vehicle <br />traffic and maneuvering areas. (See the city's Design and Construction Standards and <br />Specifications and Section 39.165 of the Zoning Code. <br />16. Two available fire hydrants are required for each building. They must be located within <br />200 driving feet but no closer than 50 feet of every structure. Location of the hydrants <br />must be approved by the Fire Marshal. <br />17. The Uniform Fire Code requires that all new structures must provide Fire Department <br />access toads to within 150 feet of all portions of the ground floor. Fire Department <br />access roads (Fire Lanes) will provide a minimum of 20 feet in width of unobstructed, all - <br />season driving surface with a minimum clear height of 13'6". Fire lanes will be posted <br />and maintained as required by the Fire Department. <br />Note: Access width serving the east side of the building is inadequate. Prior to <br />issuance of any permits, the site plan must be revised to show compliance with the <br />access requirements, as well as loading dock requirements (see item 36 below). <br />18. The premises must be clearly identified by the correct address at the street entry. The <br />address must be visible from the street.
