28. An approved automatic fire detection system must be provided as required by Chapter <br />16.76 of the Everett Municipal Code. <br />Plans for such system must be submitted to the Fire Marshal for review and approval <br />prior to installation. Submittal shall include out sheets of all equipment intended for use. <br />Appropriate trip tests, witnessed by a Fire Department inspector, must be performed prior <br />to final acceptance of the system. <br />Fire alarm systems must be installed under permit of the City of Everett Building <br />Department. Electrical inspections and approval are required prior to calling for <br />acceptance tests. Call 259-8810 for permit information. <br />29. Parking must be per City Zoning Code and City Design and Construction Standards and <br />Specifications. For the 41,843 square feet of retail space proposed, a minimum of 140 <br />parking stalls are required. <br />30. Placement and screening of refuse disposal areas and recycling bins must be provided <br />per Section 39.080 of the Zoning Code. The location and screening of refuse <br />disposal/recycling areas must be shown on the site plans submitted for building permits. <br />Rubatino Refuse Removal, Inc. (259-0044) offers recycling containers up to 3 yards in <br />size for newspaper, bottles and cans, mixed paper, and cardboard. The size of the <br />enclosure area must be coordinated with Rubatino to ensure that trucks have access to <br />waste and recycling bins. <br />The Washington State Department of Ecology recommends that the applicant design the <br />facility so opportunities to recycle are at least as convenient as waste disposal. Try to <br />provide adequate, properly located space inside and outside the facility to accommodate <br />equipment and containers for processing and storage of recyclables. Plan to recycle <br />items such as paper, glass, aluminum and other metals, corrugated containers and <br />plastics. <br />31. Any rockeries or retaining walls proposed in required setback areas must be in <br />conformance with Section 39.150 of the Zoning Code. <br />32. Rooftop mechanical equipment, including vents must be screened per Section 39.160 of <br />the Zoning Code. <br />33. fifteen feet n height whele the sitebe 10 tabuts residentially plus one foot for each foot that e building exceeds <br />zoned property. <br />34. Building height shall be a maximum of 50 feet, except where located within 100 feet of <br />residentially zoned property, the maximum building height shall be the greater of 15 feet <br />or 1 foot building height for each 1 foot of setback from residentially zoned property, up <br />to a maximum height of 40 feet. <br />35. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br />must include the following: <br />a. A landscape strip a minimum of 10 feet wide must be provided in the front yard <br />setback area along all street frontages, except for driveways. These areas shall <br />be planted with Type III landscaping. If the landscaping of the detention pond is <br />included in the 10 feet frontage landscaping, it must be shown on the landscape <br />plans (see Item 5 under Information for Developer). <br />
