b. Along the south property line and all property lines abutting the R-S zoned <br />property, a landscape strip a minimum of 15 feet wide must be planted with Type II <br />landscaping or a landscape strip a minimum of 10 feet wide must be planted with <br />Type I landscaping. <br />C. A minimum of 35 square feet of landscaping shall be provided in the interior of the <br />parking lot for each parking stall constructed. Landscaping must be provided per <br />Section 35.080E. of the Zoning Code. The landscape plan submitted with the <br />building permit application must include calculations for the amount of interior <br />landscaping provided. Interior landscaping must be surrounded on at least 2 sides <br />by parking and/or driving aisles. Perimeter landscaping is not included in interior <br />landscaping calculations. <br />d. Prior to issuance of any permits, landscaping plans must be reviewed and <br />approved by the Planning Department per Section 35.100 of the Zoning Code. <br />The landscaping plan must show location of required biofiltration systems, <br />rockeries and retaining walls, and grading at 5 foot intervals. Irrigation systems <br />must be provided in all landscaped areas per Section 35.130 of the Zoning Code. <br />A 2 year maintenance assurance device must be provided for the landscaping per <br />Section 35.130 B of the Zoning Code. <br />All street trees must be planted on the subject property, rather than in the right-of-way, <br />and shall be maintained by the property owner. The Parks Department recommends the <br />use of a street tree other than London Plane, due to their expansive root system which <br />may result in sidewalk damage. Attached is a list of recommended street trees for <br />Everett, and planting standards that would be applied if the trees were planted in the <br />right-of-way. <br />36. Loading docks must be provided per Section 34.090 of the Zoning Code. The loading <br />dock for the anchor building must be screened as shown on the landscaping plan <br />submitted for SEPA review per Section 34.090F of the Zoning Code. A loading dock <br />must also be provided for the 18,800 s.f. retail building. This will result in revisions to the <br />site plan. The design and location of the loading dock must be per Section 34.090 of the <br />Zoning Code. <br />37. The Washington State Clean Air Act requires the use of all known, available, and <br />reasonable means of controlling air pollution, including dune. Dust generated during <br />construction activities can be controlled by wetting those dust sources such as areas of <br />exposed soils, washing truck wheels before they leave the site, and installing and <br />maintaining gravel construction entrances. Construction vehicle track -out is also a major <br />dust source. Any evidence of track -out can trigger violations and fines from the <br />Department of Ecology or the Puget Sound Air Pollution Control Agency. <br />
