Standard strece improvements abutting the proposal and <br /> transitions thereto are required to Evergreen Way, Everett Mall <br /> Way and 4th Avenue W. The improvements shall include, but not be <br /> limited to, curbs, gutters, sidewalks and asphal[ street sections <br /> and drainage improvements. The interser.tions shall reavire a <br /> dedication of additional right-of-way. <br /> A valid Local improvement district ordinance for these <br /> improvements is an acceptable alternative to the in�ediate <br /> construction of same. However, some temporary improvements may <br /> be necessary ae an interim measure, as required by the City' s <br /> Traffic Engineer. <br /> If an L.I.D. is not formed or is unsuccessful, full standard <br /> street improvements to the entire frontage shall be completed by <br /> the proponen[. <br /> B. Graveled shoulders may serve as a pedestrian walkway on 4th Ave. <br /> in the interim until an L.I.D. is formed. <br /> C. 100th Streat S.W. must be improved with full half street <br /> improveme;its for a 4!• .=oot street. Right-of-aay must be <br /> dedicaced for an uitimate width of 60 feet (30 feet from <br /> centerlinel . <br /> D. The proponent shall be responsible for design, acquisition and <br /> installation of a traffic control signal at Evergreen Way and <br /> 100th S[reet S.W. The Traffic Engi.neer shall approve the type <br /> and design of the signal device to be inatalled including the <br /> signal design by a Traffic Engineering Consultant, and <br /> conatr.uction. <br /> E. The City Traffic Engineer must approve the design of all access <br /> points into the aite. (Access from 4th Avenue may be restricted ' <br /> to northbound left turns from 4th Avenue into the driveway(s) <br /> • until 4th is improved and widened) <br /> F. Pavemen[ markinge and signing in conformance with the MUTCD is I <br /> requi•:�:d for on-site and public im�rovements. <br /> 8. A bus shelter and bus pullouts must be included in design and <br /> construction of the project: Locatien and design must be approved by <br /> the City Traffic Engineer. <br /> The applicant shall provide bus schedule/route information racks or <br /> displays at a central Location within the shopping center.
