Planning Department prior to issuance of Occupancy Permits. Additional erosion <br />control may be required by Public Works. <br />In addition, the property owner must ensure that the Phase II portion of the site is <br />maintained in a secure and clean condition and is not used for un-permitted parking, <br />car sales, trash dumping, etc, as is currently occurring on the site. This may require <br />provision of additional landscaping, fencing, or other treatment along the Evergreen <br />Way frontage and site driveways. <br />The ma c:mum allowable glazing must be provided in the interior walls (or doors) of <br />stair er closures. Additional windows must be added to the exterior walls of the stair <br />enclosures to provide maximum visibility at the ground level. <br />A maintenance plan(s) for the facility and landscaping must be developed. The <br />maintenance plan for landscaping in the courtyards must emphasize irrigation <br />requirements. The plans must be provided to managers of the apartment. <br />• The landscape plan must provide details for treatment outside units opening into the <br />courtyards consistent with CPTED recommendations to provide transitions between <br />public and private space. <br />(SEPA Land and Shoreline Use and Public Services Policies) <br />14, A Final Landscape Plan must be reviewed and approved by the City prior to issuance of <br />Building Permits. Landscaping must be consistent with the Master Landscape Plan <br />prepared by Main Street Design, except as otherwise revised to meet conditions of this <br />MDNS and Information for Developer attachment. (SERA Land and Shoreline Use <br />Policies) <br />15. Evergreen Way is designated as a "Gateway" corridor in the City's Comprehensive Plan. <br />The Comprehensive Plan states, 'The design of sites, buildings, landscaping and sighs <br />which are developed on properties abutting the designated gateway corridors should be of <br />a quality that upgrades and enhances the aesthetic character of the City in general and the <br />immediate area in particular" <br />To meet the intent of the Comprehensive Plan policies landscaping similar to that shown <br />on the site plan must be provided along Evergreen Way, except as otherwise required to <br />provide access to Phase II. (Two recent projects that meet the City's gateway policies are <br />the Boeing Credit Union site on Evergreen Way and Costco on 19th Ave. SE.) (SEPA <br />Land and Shoreline Use Policies.) <br />16. An adequate volume of roof runoffhreated runoff must be routed to the existing and <br />mitigation wetland areas at a rate and in a manner that supports their existing and design <br />hydrological characteristics. Calculations must be provided and approved by the City that <br />demonstrate the attainment of this requirement with the proposed design of the site <br />drainage facilities and wetland mitigation areas.
