Wetland mitigation must be consistent with the conceptual mitigation plans, except as <br />follows: <br />Buildings must be setback at least 10 feet from the edge of the buffer in order to allow <br />building construction and maintenance without impacting the buffer. Exception: The <br />northwest comer of Building A and the pavement area north and south of Building A may <br />be allowed to be closer than 10 feet if the applicant can demonstrate that construction and <br />long-term maintenance can occur without impacting the buffer. Curbing must be <br />provided around the refuse disposal areas and pavement in that area must drain away <br />from the wetland buffer. <br />The buffer adjacent to the ditch northwest of Building A must be a minimum of 20 feet <br />from the top of bank to the corner of the building and trash area. The buffer must average <br />. as "Additional Buffer Dedication by Owner", <br />enhancement must not result in requThe ditch <br />25 feet wide with the area show- iring additional buffer on the property <br />northwest. <br />The buffer from Wetland F must be 50 feet. The plans show 50 feat, but it scales at less <br />than 50 feet. <br />in the buffer area <br />Mitigation must include removal of debris and non-nativ species <br />iwith native species if <br />adjacent to the ditch along the west property line, and replanting <br />necessary to achieve a plant cover of 90%. <br />The Final Plans must provide documentation showing how the eastern slope of wetland <br />Creation Area B can be created without resulting in long-term erosion problems. (See <br />Cross Section D) <br />Trees within the buffer may only be removed as necessary to provide construction access <br />to the mitigation areas, or if determined to be hazardous by aCeertii�it fAr or s ret. Any moved <br />tree <br />removal in the buffer must be approved by the Planning Depa <br />in the buffer must be replaced at a 3:1 ratio with native conifers, unless the tree is <br />snagged in which case the replacement ratio shall be 2A. <br />Prior to construction a silt fence approved by the Public Works Department must be <br />placed around the edge of the clearing limits. Prior to issuance of occupancy Permits' <br />a <br />split rail fence or alternative approved by the Planning Department must be placed along <br />the entire boundary of the buffers on -site.
