On-site detention may be required, <br />OR in lieu of providing on-site detention, payment to City Draiaage <br />Fund 340 is alloved per Ordinance 670-80. (SEPA Utilities Policy). <br />4. The portion of the site plan zoned R-1 (lot 15) cannot be uaed as part <br />of this proposal until a rezone is obtained (City of Everett Zoniag <br />Code and SEPA Other Policies -4). <br />5. A 12-foot side yard must be maintained along the entire south property <br />line where the property adjoins the R-1, residential zcne per Section <br />19.42.030(A) of the Zoning Code. No trailer display may occur in th3s <br />area (SEPA Aesthetics and Other Policies -4). <br />6. Protective screening must 6e provided along the south property line <br />where the property adjoins the residential zones per Section <br />19.42.030(B) af the Zoning Code. The screening must consist of an <br />eight faot sight-obscuring fence and a greenbelt or plancing strip at <br />least five feet in width with sufficient planting of at least six feet <br />in height to effectively create a sight obscuring barrier. (SEPA Land <br />Use Policies and Other Policies -4). <br />Protective screening need not be provided along the western property <br />line at the present time. If the wooded area is ever cleared, <br />screening must be provided at that time. <br />If a rezone application is received for the R-1 portion of the site <br />before development occurs, screening on that portion of the soath <br />property line may be delayed until the rezone is processed. At the end <br />of the rezone aceion, screening muat be provided along the property <br />baundary adjoining the residential zone. . <br />7. Landacaping of the Evergreen Way frontage muse be provided in <br />compliance with Section 19.40.050(A) of the Zoning Code and Section <br />1.13 of the Standards and Specifications Manual. (SEPA Aesthetics and <br />Light and Glare Policies). <br />8. A minimum of 10-15 parking stalls must he provided in compliance with <br />Section 19.40.030 of the Zoning Code. These stalls must be shown on <br />the detailed drawings submitted co the Public Works Department and must <br />be striped in compliance with the City's Standards and Specifications <br />Manual. (SEPA Transportation/Circulai,ion Polic3es). <br />9. An 18 �%ie� wide driveway must be paved from the Evergreen Way frontage <br />east to the proposed office building per Section 19.40.050(E) of the <br />Zaning Code. The cuscomer and employee parking stalls of Requirement 8 <br />above must also be paved. (SEPA Transportation/Circulation Policies). <br />10.
