CI"CY OF EVERETT SPU i110-31 <br />FIRE STATION IIG <br />CONCLUSIONS <br />1. The application is for the approval of a Speciai Property Use Permit for <br />property located at 9514 Evergreen Way, Everett, Washington, and more <br />particularly described as setforth above. <br />2. The subject properiy is zoned C-1, General Commercial. <br />3. The Special Property Use Permit is for the construction of a fire station <br />which will house six men, have two equipment bays and will also house a <br />police reporting station. <br />4. The Everett Planning Department has determined that the proposed fire <br />station will not have a significant adverse impact on the environment or <br />changein the neighborhood. <br />5. Section 19.58.010(C) of the Everett Zoning Code requires that any <br />governmenta! or quasi-governmental activity, including construction of <br />buildings, m ust obtain a Special Property Use Permit prior to any <br />construction. <br />6. Before a Special Property Use Permit will be granted within the City of <br />Everett, the requirements and guidelines as set forth in Section 19.SS.OIO (B) <br />must be met. These include: <br />1. The proposed use must be reasonably compatible with other uses and <br />potential use within the general area in which the use is proposed to be <br />located; <br />2. The proposed use must not ho �e ; sei ious adverse effect on the ecology <br />and/or environment of the community; �nd <br />3. The proposed use must serve the pul,l,- c�nvenience and necessity. <br />7. The fire station will be reasonably compatibl� with other uses in the general <br />area if proper landscaping is done and control of glare and noise is achieved <br />at the proposed site. <br />8. The use will not have any serious adverse effect on the ecology or <br />environment in the community. <br />9. The fire station will serve the public convenience and necessity by providing a <br />fire station in a growing area of the City of Everett. <br />10. The Evereti Planning Department has recomniended approval of the Special <br />Property Use Permit for the construction of a fire station at the abo� e <br />described property subject to the conditions listed in Finding Ik 12. <br />11. There was no opposition testimony received at the public hearing for the <br />approval of the Special Property Use Permit. <br />-5- <br />
