CITY OF EVERETT SPU 1I10-31 FIRE STATION li6 REC0�11AENDATIO� Using the above findings and conclusions as the basis of the recommendation, the recommendation of the Hearing Cxaminer to the Everett City Council is for the approva! of a Special Property Use Permit for property located at 9514 Evergreen Way, Everett, Washington, and more particularly described in the introduction to this document. The Special Property Use Permit for the property is for the purpose of constructing a fire station which will house six men, t�vo equipment bays and will also house a police reporting station. The Special Property Use Permit should be granted subject to ihe following conditions: 1. That a detailed landscaping plan be submitted to the Public Works Department and approved by the Planning Department. 2. That the parking areas shall be designed with a minimum five foot wide planting area adjacent to all street rights-of-way (19.40.OSOB E. �1. C.) and shall be designed in a manner that is acceptable to the Transportation Engineer. 3. That all exterior lights shall be screened in a manner that will minimize any off-site imE:tct to any of the adjoining residential areas. 4. That all emergency vehicle egress from the site shall be limited to Evergreen Way to minimize the noise and visual impact on the single family residential area west of Holly Drive and shall be lighted and signed in accordance �vith the Transportation [ngineers recommendations. 5. Detailed drawings shall be submitted to the Public Works Department showing parking layout, landscaping, utilities, storm drainage, temporary construction erosion controi and all required improvements in the public right-of-way. Public Works Department approval cf these drawings is required prior to any permits being issued. 6. Right of Way Improvements are to be made by the proposed Local [mprovement Districts, Evergreen Way 1932, Emander Road 1933. In the event the LID fails, the City will provide similar improvements abutting their property. 7. As-builts of storm sewer, sanitary sewer and water systems will be required to be submitted. 8. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust suppression and street cleaning must occur as directed by the Public Works Inspector. During construction, all truck traffic to and from the site within the City of Everett shall be on arterial stre�ts unless otherwise approved by the Public Works Department.
