CITY OF EVERETT SPU 1I10-31 <br />FIRE STATION li6 <br />REC0�11AENDATIO� <br />Using the above findings and conclusions as the basis of the recommendation, the <br />recommendation of the Hearing Cxaminer to the Everett City Council is for the <br />approva! of a Special Property Use Permit for property located at 9514 Evergreen <br />Way, Everett, Washington, and more particularly described in the introduction to <br />this document. <br />The Special Property Use Permit for the property is for the purpose of constructing <br />a fire station which will house six men, t�vo equipment bays and will also house a <br />police reporting station. The Special Property Use Permit should be granted <br />subject to ihe following conditions: <br />1. That a detailed landscaping plan be submitted to the Public Works <br />Department and approved by the Planning Department. <br />2. That the parking areas shall be designed with a minimum five foot wide <br />planting area adjacent to all street rights-of-way (19.40.OSOB E. �1. C.) <br />and shall be designed in a manner that is acceptable to the <br />Transportation Engineer. <br />3. That all exterior lights shall be screened in a manner that will minimize <br />any off-site imE:tct to any of the adjoining residential areas. <br />4. That all emergency vehicle egress from the site shall be limited to <br />Evergreen Way to minimize the noise and visual impact on the single <br />family residential area west of Holly Drive and shall be lighted and <br />signed in accordance �vith the Transportation [ngineers <br />recommendations. <br />5. Detailed drawings shall be submitted to the Public Works Department <br />showing parking layout, landscaping, utilities, storm drainage, <br />temporary construction erosion controi and all required improvements <br />in the public right-of-way. Public Works Department approval cf these <br />drawings is required prior to any permits being issued. <br />6. Right of Way Improvements are to be made by the proposed Local <br />[mprovement Districts, Evergreen Way 1932, Emander Road 1933. In <br />the event the LID fails, the City will provide similar improvements <br />abutting their property. <br />7. As-builts of storm sewer, sanitary sewer and water systems will be <br />required to be submitted. <br />8. City streets and alleys are to be kept clear of dirt and debris at all <br />times during construction. Dust suppression and street cleaning must <br />occur as directed by the Public Works Inspector. During construction, <br />all truck traffic to and from the site within the City of Everett shall be <br />on arterial stre�ts unless otherwise approved by the Public Works <br />Department. <br />
