Management of storm and surface water from lots 2 and 3 must be in accordance with <br />the standards in place at the time of SEPA application or building permit application <br />for development/redevelopment of those lots. <br />Conclusion: A note of the final short plat map stating "Management of storm and <br />surface water from lots 2 and 3 must be in accordance with the standards in place at <br />the time of SEPA application or building permit application for <br />development/redevelopment of those lots." <br />G. Open Space - Evaluation of all impacts and provision for open space as defined in <br />Section 18.24 of the City Subdivision Code. <br />Finding: The subject property is located in the C-1 and R-3 zones which requires <br />landscaping areas for all developments and open space areas for multiple family <br />developments. <br />Conclusion: No adverse impacts on open space are anticipated as a result of the <br />proposed short subdivision. <br />H. Public Systems Capacity - Evaluation of all impacts and provisions made for <br />mitigation of impacts on public systems including parks, schools, and community <br />facilities as defined i7 Section 18.24 of the Subdivision Code. <br />Finding: The proposed short subdivision is located in the Mukilteo School District. <br />The school district has provided comments which recommend voluntary mitigation <br />measures that can be made by the applicant to mitigate adverse impacts of the <br />proposed development on the district facilities. However, no dwelling units are <br />proposed at this time and no additional impacts to school facilities will result from the <br />existing commercial uses on the site. <br />Conclusion: Adverse impacts on public systcros capacity have been identified and no <br />adverse impacts are anticipated as a result of the proposal. <br />1. Public Services - Evaluation of all impacts and provisions made for mitigation of <br />impacts on public services including streets, all public utilities, fire and police <br />protection as defined in Section 18.24 of the Subdivision Code. <br />Finding: The short subdivision has frontage on Evergreen Way, 4th Ave. SE and <br />Holly Drive. No new uses for the site are proposed at this time. <br />The City Fire Marshal has indicated that either an existing fire hydrant or a new <br />hydrant must be located within 200 driving feet, but no closer than 50 feet, of every <br />structure. Minimum fire flow and location must be verified prior to final approval. <br />Compliance with City Ordinance ,91902-92 may be required. Contact the Assistant <br />Fire Marshall at 257-8100. <br />There are no existing improvements on the property frontage on Holly Drive. The <br />City Public Works Department has identified the need for improvements along Holly <br />Drive or in lieu of these improvements the applicant may elect to pay into the area <br />wide pedestrian fund. <br />I <br />
