6. The Applicants shall submit to the City of Everett a plan establishing <br />the size and location of all mobile home lots within the subject j <br />property prior to the issuance of any construction permits. The actual <br />size of the lots shall be determined upon a review of the site <br />development plan. Upon review, no lot is to be less than the minimum <br />of 3,500 square feet in area. <br />7. The Applicants shall present a Site Development Plan to the City of <br />Everett indicating the total lot coverage proposed on lots within the i <br />mobile home park. Upon a site development review, the City of Everett ! <br />shall determine the exact lot coverage for each lot. Further, the Site I <br />Development Plan shall indicate the relationship of the proposed <br />structures on any lots to structures on contiguous lots. These plane <br />shall be reviewed and approved by the Everett Planning Department , <br />before any construction occurs on any indi-tidual lots. The Site 1 <br />Development Plan shall be stamped by the project architect. to insure ! <br />that homes are placed in the most advantageous manner and that all <br />buildings setbacks are met. The calculations shall include all <br />pavement, patios, utility buildings, carports, mobile homes, and all <br />other incidental structures. ! <br />8. All structures within the park must be setback 15 feet from the i <br />perimeter of the subject property. <br />9. There be a minimum of a ten foot separation between structures on ! <br />contiguous lots including accessory structures and mobile homes. <br />Separation between mobile homes shall not be less than 15 feet unless <br />the interior of the exterior walls of the mobile home are constructed <br />with not less than 1/2 inch gypsum wallboard. If that situation ' <br />occurs, the separation between the mobile homes shall not be less than 1 <br />ten feet. All accessory structures are to be permanently attached to i <br />the mobile home on any given lot. <br />10. Units in the park shall have pitched roofs and appear to be shingled; <br />have exterior walls that look like wood or masonry; and have enclosed i <br />foundations and identical units shall not be located adjacent to or ! <br />immediately across the street from each other. I <br />11. HUD standard foundation sysems be installed under all homes within the i <br />mobiel home park. The Applicants are encouraged to use depressed ! <br />foundations whenever possible. I <br />I <br />12. Detailed drawings, in accordance with City design and construction j <br />standards, shall be submitted to the Public Works Department showing j <br />site parking layout, landscaping, utilities, storm drainage, temporary <br />construction erosion control, and all required improvements in the <br />public right—of—way. Public Works Department approval of these <br />drawings is required prior to any permits being issued. All I <br />improvements shall be completed, approved, and warranted before the <br />Occupancy Permit is handled. Special emphasis should be given i <br />temporary construction erosion control.. <br />13. A five foot dedication of right—of—way for Fleming Street is required <br />on the property's frontage. <br />I <br />14. An access easement to the north is needed for a future regional . <br />detention pond downstream. <br />15. On —site detention or payment of a drainage fee is required. A minimum <br />setback of 25 feet from Pigeon Creek #1 will be required. <br />
