16. The Fire Marshall has required a minimum fire flow of 1,500 gallons per <br />minute for this development. The existing water system cannot provide <br />this flow requirement. The developer will be required to parallel the <br />existing 4" water main on Cady Road from the southern boundary of the <br />site to the intersection of Dexter and Cady (approximately 900 feet) <br />with an 8" ductile iron water main in addition to the 8" looped through <br />the proposed project. <br />17. The internal loop street system in the proposal shall be privately <br />owned and maintained and is required to be 28 feet wide with curbs and <br />gutters on both sides and sidewalk on one side of the street. The side <br />srreets shall be privately owned dnd maintained and required to be 22 <br />feet wide with curbs and gutters on both sides. <br />18. <br />A grading plan must be approved <br />existing and <br />by the Public Works <br />Department showing <br />proposed contours. <br />19. <br />A sanitary sewer system must be <br />individual <br />constructed to City <br />standards including <br />side services to each lot structure. Full standard street improvements on Fleming Street are required along <br />the subject property's frontage. <br />'24. The islands at the ends of the cul-de-sacs will have to be reduced in <br />i size or eliminated to provide for emergency vehicle turn around. <br />125. Parking throughout the project shall be to City standard design. Two <br />off-street parking spaces shall be provided on each lot with guest <br />parking to be provided as shown on the Site Development Plan dated <br />January 23, 1984. All guest parking shall be signed "For Guest Parking <br />Only." <br />26. Drive I-1 and I-3, as well as "all the other drives throughout the <br />project, shall not access onto a public right-of-way. Any access <br />directly onto a public right-of-way shall require full improvements to <br />City design standards. No gates or fences will be allowed to cross the <br />public right-of-way. <br />27. The plans submitted are a schematic representation only and approval of <br />this Special Property Use Permit does no.: approve any design of the <br />utilities. <br />28. The drainage system shall discharge directly into the bottom of the <br />stream bed. Surface sheet flow shall not be allowed. <br />-7- <br />
