4. Any grading/fill on this site shall be done so as to not impact the surrounding <br /> properties. <br /> 5. This project must comply with the current City of Everett Building Code and Sprinkler <br /> Ordinance. <br /> 6. Special charges for connection to the sewer and water systems in accordance with <br /> Ordinance 1998-94 and subsequent revision are applicable. These charges are <br /> ' based on projected water usage and can be substantial. Applicant is encouraged to <br /> obtain a copy of the Ordinance and determine estimated charges prior to building <br /> permit application. The actual charges shall be computed by the Public Works <br /> Department per the ordinance in effect at time and according to the information on <br /> the approved plans at the time of building permit issuance. <br /> 7. Lack of comment on the plans submitted with the application does not constitute <br /> approval of these plans. <br /> 8. A fire hydrant is required within 350 driving feet of every structure. The hydrant(s) <br /> must meet City specifications. <br /> 9. City streets and alleys are to be kept clear of dirt and debris at all times during <br /> construction. Dust suppression and street cleaning must occur as directed by ihe <br /> Public Works Inspector. <br /> 10. A one year warranty is required on the public improvement for an amount not less <br /> than 10% of the cost of construction and shall run for one year from the date of final <br /> approval/issuance of ihe first Occupancy Permit. <br /> 11. On-site water main will be staked within an easement to the City. The easement will <br /> be submitted to the City prior to issuance of permits. <br /> 12. As-buili: of storm sewer, sanitary sewer, and water systems will be required to be <br /> submitted per City Design and Construction Standards and Specifications for <br /> Development. <br /> 13. A Performance Guarantee is required for street improvements on Freeway Place <br /> prior to any building permit being issued. <br /> 14. Walkways must be provided from each unit to the public sidewalk. <br /> 15. Soil compaction testing shall be performed throughout the construction of the public <br /> street and utilities. Density curves shall be submitted to the Public Works Department <br /> prior to permits being issued for any aspect of the project. All work performed by the <br /> geotechnical engineer or testing lab shall be reported directly to the City public Works <br /> Inspector before covering work can be continued by the contractor. Daily reports <br /> shall be kept by the soils investigator/tester and submitted to the Public Works <br /> Inspector within 24 hours. <br /> 3 ����`�; <br />
