2. A two-storv addition on the back (east side) of the house. On the lower level a <br /> new laundry room, shower room, closet and electrical panel appear to have been <br /> ac�ci"1. ^,�� the upper floor an area to be a kitchen and a cantilevered area was <br /> a�ii;e:i. <br /> 3. The room behind the laundry room needs to have light and ventilation by means <br /> of ea�terior openings. <br /> 4. On the exterior deck, the railing had been completely removed. Since then a <br /> new glass railing and light standards have been added. <br /> 5. At 12ast 8 new exterior doors have been installed including a full-lite, half-lite, <br /> and French doors. <br /> 6. Interior changes include removing and moving interior partitions, vaulting the <br /> ceiling in the bedrooms and in the Living room. <br /> 7. The stairs to the living room from the entry have been widened, and the stairs to <br /> the basement have been modified such that the clearance over the stairs has <br /> been reduced below the minimum of 6'-8". The ceiling in the garage under the <br /> stairs has new drywall that appears to be �/z" thick, not the required 5/8"Type <br /> 'X' required. <br /> 8. The main bathroom, which included a sink, toilet and tub/shower, has been <br /> converted into a half bath and the partition moved. <br /> 9. The door into the bedroom at the southwest corner of the t�ouse has been <br /> relocated. The ceiling in the bedroom has been vaulted. <br /> 10.Partitions dividing the space in the southeast corner of the house into two <br /> bedrooms I�ave been removed and converted into a single bedroom. The closet <br /> in the new bedroom has been enlarged. The ceiling has been vaulted. <br /> . 11.A new gas fireplace was added in the new master bedroom, which is open to the <br /> e�erior. <br /> 12.P:o smoke detectors were observed in the house. <br /> 13.A new wet bar is plumbed in the living area. <br /> 14.A11 .aalls inside the house are taped textured and painted. No framing, plumbing, <br /> eledrical or mechanical inspections have been performed. <br /> 15.A new deck with a hot tub was constructed on the south east side of the <br /> residence, off of the master bedroom. <br /> All of the above items must be addressed in a new submittal. Show a plan view of the <br /> house indicating new walls, existing walls and removed walls. The plans should show <br /> any structural changes as well (Such as the flat ceiling ko vaulted configuration change). <br /> Slopes of forty percent or greater are considered geologically hazardous and are <br /> defined as environmentally sensitive. Such areas shall not be altered unless <br /> approved by the City Planning Department. Development proposals on lots <br /> which have a geologically hazardous feature shall have a standard buffer of <br /> twenty-five feet from top, toe or sides of such areas. The planning director may <br /> allow an alteration of an area identified as geologically hazardous or the standard <br /> L�3 <br />
