A porlion of Ihis project would extend to the shoreline in limited locations <br /> in order to provide a direcl access for the marina boal launch. The PDO zoning and Development Agreement adopted height restridions <br /> speciftc to the pro�ect. The oAginal Development Agreement identified two heighl <br /> zones in various blocks of Wesl Marine Vew Drive. The majority of buildin,qs <br /> would be 35 feet or less, and the maximum building height would be 95 fee . In <br /> the November 2005 Amendment, the Everetl City Council approved an increase <br /> in the allowable building heights at certain ioptions o(the site. The <br /> flrst level of the building would be (or retaillmarine services and would InGude <br /> restrooms, showers, and laundry faGlities for lhe public boaiing use. The second <br /> levet would be used for boating club mee6ng�and social events. The existing 36,000 square foot structure on-site <br /> would be renovaled and expanded lo A6,500 square feet lo accommodate <br /> potential marine oriented businesses. Three additional sales/service buiidings <br /> that would be conslrucled wouid provide space for marine operalions and public <br /> restrooms°. Water treatmenl facililies would be instailed lo accommodate boat <br /> yard activities and protecf water quality.
