DOARD OF nDJUSTMENT MINUT�S-- page 8 <br />�. �. <br />1. She owns the easement that exists on the North property <br />line which goes to the rear of the property and is ior <br />sewer and water. When she built rental units in the past she was required <br />to ptit in curbs, gutters, blacktoppinq, and storm sewers. <br />She Eeels new rental construction should do the same. <br />3. She is not against new building but it should be maintained. <br />Mr. Crabb then added these furthur comments: <br />1. A cqntour plan must be submitted to the City Engineering <br />Department showing erosion control as a part of the site <br />application. <br />2. He plans on repairing and remodeling the existing residence. <br />3. The existing residence will be used for a rental un:t and <br />a duples will be constructed on the rear lot. <br />There was no further comment from the audience. <br />After visually viewing the subject property and considering all <br />the facts and testimony it was moved by Mr. SVilson seconded by <br />Mr. 2ook and unanimously carried to grant the applicants request <br />as it meets all the requirements of Section 19.70.060 of the Everett <br />Municipal Code Paragraphs 1, 2, 3, & 4. <br />As a condition to the granting of the variance the following <br />stipulation was made: <br />1. Prior to the issuance of any type of permit for the newly <br />created rear lot (lot B) an inspection shall be made of <br />the existing residential structure on the front lot (lot A) <br />for compliance with all applicable codes and any necessary <br />corrections that are reguired shall be completed, inspected, <br />and signed off by the City of Everett Building Department. <br />Mr. Russel] then explained to Mr. Crabb that the above conditions <br />meant an inspection of the existing house prior to the issuance <br />of any building permit on the rear lot so that the front house, <br />i� anything is necessary to bri��g it up to code that the work be <br />done prior to a building permit being issued to the rear lot. <br />Also the drainage plan for the rear lot must be submitted prior' <br />to the short plat being issued and approved by the City Enqineering <br />Department. <br />On motion the meeting adjourned at 9:50 P.M. <br />g�..�_.._ c,��,� <br />Ken Callahan, Secretary <br />Board of Adjustment <br />
