A minimum of 35 square feet of landscaping shall be <br /> � provided for each parking stail per Section 35.080.D. of the 2oning <br /> Code. Landscaping shell conform to the following standards: <br /> 1. No required landscape area shall be less than sixtyto�r 164) <br /> square feet in aree or 5 feet in width. <br /> 2. There shall be one tree, a minimum of six feet in height at the <br /> time of plan[ing, planted for each one-hundred (100) square <br /> feet of landscape area or fraction thereof. There shall be at <br /> least one tree for each landscape area which is less than 100 <br /> square feet in area. Up to fifty 1501 percent of such trees may <br /> be deciduous. <br /> 3. Ground cover shall be provided in the required �andscape areas. <br /> � Groundcover shall be selected and planted sa as to withstand <br /> Z foot traffic and provide ninety l90) percent coverage within <br /> three years of planting. <br /> 4. No parking stall shall 6e located more than fifty (501 feet from <br /> a landscape area. <br /> 5. Vegetation pianted at aisle ends and iane intersections shall be <br /> planted and maintained to prevent the obstruction of driver <br /> ' visibility of pedestrians and other vehicles. <br /> 6. All planting areas bordering driveways and parking areas shall <br /> be protected therafrom hy curbing, wheel stops, or other <br /> similar protective devices. <br /> A copy of the requirements for Type I, Type II and Type III landscaping <br /> is attached for your information. <br /> All landscape materials, whether in or outside the I-5 right-oi•way, <br /> should be drou9ht tolerant and freeze tolerant. The zoning code does <br /> require irrigatian systems for landscaping and assurance devices to <br /> • assure survival and replacement of plants that do not survive. <br /> 3. The City has also adopted policies regarding environmentally sensitive areas <br /> which have been implemented by City Council through adoption of <br /> regulations in the City's 2oning Code IChapter 371. Page 15 of �he <br /> �a Environmental Assessment states, 'Sensitive areas on either site would be <br /> regulated by the city's Environmentally Sensitive Areas (SA0) Ordinance. <br /> recently adopted to implement policies of the state's Growth Management <br /> Act.'
