Johnson <br /> July 1, 1992 <br /> Page 5 <br /> All wetlands must be delineated precisely per the 1989 edition of the Federal <br /> �� I for ldentifvina -nd Delineatina Jur�����'*�^nAI Wetlands. In addition, a <br /> wetland reting must be established for each wetlard per the requirements �f <br /> Section 37.0908. of the Zoning Code. Buffers must be provided adjacent to <br /> the wetland per Section 37.100 of the Zoning Code. The standard wetla�id <br /> hutfer widths are based upon the categorization or rating of the wetland. <br /> Certain wetlands are exempt from wetland regulation: Category IV wetlands <br /> less than 8,000 square feet in area and Category III wetlands less than 500 <br /> square feet in area having only one wetland class, which is not forested, and <br /> which is hydrologically isolated. The City may allow buffer width reductions <br /> in some instances where buffers have been legally altered in the past, and <br /> enhancement of buffers are proposed. Buffers are also required when the <br /> buffers for wetlands on adjacent properties extend onto the subject site. ❑1 ❑2 <br /> The tocation of streams lWood Creekl must be identified and buffers provided <br /> when the channel occurs on or adjacent to the site. The streams must be <br /> reted and huffers provided per Sections 37.130 and 37.740 of the Zoning <br /> Code. <br /> Per City standards and Zoning Code requirements, a chainiink or solid <br /> wooden [emporary construction fence a minimum of 4 feec high must be <br /> placed along the edge of the buffer for all streams and wetlands located on <br /> the site to prevent encroachment during construction. The tencing must be <br /> installed prior to the initiation of any land alteration activities on the site. <br /> A copy of Chapter 37 of the Zoning Code is attached for your information. <br /> 4. Stormwater runoff from paved surfaces must be routed through either a <br /> baffle-type oil/water separacor in series with a vegetated swale or through a <br /> ' wetpond prior to discharge from the site. These wacer quality enhancing <br /> facilities must be designed and maintained in accordance with standards at ❑ <br /> least as strict as City of Everett standards Isite �1 and site �31. <br /> 5. On-site detention is required per City standards (site tl7 and site Jt31. For site <br /> 713, detention should be calculated for site vegetative conditions prior co the <br /> most recent clearing activity on the site. <br /> . 6. No stormwater facilities, inciuding detentian facilities or vegetated swaies, <br /> may be located inside wetland or stream buffer areas. Natural wetlands may ❑ <br /> not be used for detention of stormwater (site 1!7 and site 1J31. 1 <br /> 7, Develapment of the site must not adversely affect the hydrology of the site's <br /> wetlands.
