l � ( c <br /> � <br /> 2 Whether the siqn or siqns promote the planned land use in ths area of the subject property <br /> and enhance the aesthetics of the surrounding area; <br /> Sign category C allows for one freestanding sign per street frontage and wall signs not <br /> exceeding 15% of each fa�ade up to a maximum of 60 square feet. Based on these <br /> regulations the site has the potential for the placement of two freestanding signs, and wall <br /> signage on each of the four building facades each not to exceed 60 square feet. <br /> The proposed sign will replace the existing wall sign on the south building fa�ade. The east <br /> fa�ade wili retain a 56 square foot wall sign cabinet, and the west fa�ade will retain a 60 <br /> square foot wall sign cabinet. The north fa�ade will have a new 35 square foot wall sign <br /> cabinet. Ail other signage will be removed, including each of the wall signs on each of the <br /> facades not addressed above, the portable sign, and all canopy signage. No new signs will <br /> be permitted on site, including any freestanding or wall signs, without additional review by <br /> the City Pianning Department. The reduction in the overall sign amount on site and the <br /> new projecting sign, which is in character with the building, should help to enhance the <br /> aesthetics of the building and therefore the neighborhood. <br /> 3 Whether the siqn and its placement obstructs or interferes with any other siqns or property <br /> in the area or obstructs natural scenic views; and <br /> The proposed signage should not interfere with any natural scenic views, or neigtiboring <br /> property signage. The sign will be located just below the roof line ard only project six feet <br /> from the buiiding, and therefore should not conflict with vision from passerby's. <br /> 4 Whether the proposed plan is aesthetically superior to what could be installed under <br /> existinq criteria in this section. <br /> The proposed signage for the site is less than what otherwise could be permitted by the <br /> zoning code. The signage for the site shall be limited to the wall signs described above <br /> and no freestanding signs, or additional signage will be provided on site. By reducing the <br /> proliferation of signs on the subject site, there shouid be more emphasis on the individual <br /> sign. The propcsed sign will incorporate several of the design themes and color schemes <br /> of the building in order to create a consistent sign design. <br /> Conclusion: The City of Everett Planning Director finds the Comprehensive Sign Design <br /> Criteria have been met by creating harmony between the proposed sign and the existing <br /> structure on site through the use of a consistent design theme. Also, the reduction of signs <br /> helps to minimize the visual clutter of the site and its impact on neighboring propeRies. <br /> DECISION: The proposal is approved as submitted subject to compliance with all city, state <br /> and federal regulations. The following conditions shall apply: <br /> • The maximum height of the proposed sign shall not exceed 14 feet 3 inches, six feet in <br /> projection, and shail not exceed 72 square feet per face. It sh211 be attached with <br /> ornamental structural supports; guy wires or angle irons are not permitted. The si�n shall <br /> be substantiaily as presented in lhe application on file with the City, and approved <br /> November 7, 2002. Any changes in signs on this site must be consistent with this decision <br /> and must be reviewed and approved by the Planning Director. <br /> • The projecting sign shall be located ��; shown on the approved site plan on file with the City <br /> of Everett Planning Department.
