INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA conditions but are <br /> associated with other laws or requirements. Ail requirements are preliminary in nature, and are based upon <br /> the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br /> must comply with all ordinances in effect at the time a complete building permit application is filed, <br /> including those not specifically set forth herein. (Exception: For vesting under the Zoning Code, <br /> please refer to Seclion 44 of the Zoning Code). Contact the Planning Department for informatioii regarding <br /> appeals processes for the requirements listed in this document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City Design and <br /> Construction Standards shall be submitted to the Public Works Department, showing site parking layout, <br /> landscaping, utilities, storm drainage, temporary conslruction erosion control, and all required <br /> improvements in the puhlir. right-of-way. Public Works Department approval of these drawings is <br /> required prior lo any permits being issued. All improvements shall be completed, approved and <br /> warranted before the Occupancy Permil is issued. <br /> 2. Parking must be per City Zoning Code and City Design and Construction Standards for Development. <br /> - 3. A minimum of 20 parking stalls shall be provided on sile for the 10-unit apartment building. Parking <br /> shall be provided at a ratio of 2 parking stalis per dwelling unit. <br /> 4. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 5. This project must comply with the current City of Everetl Building Code and Sprinkler Ordinance. <br /> 6. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998-94 <br /> and subsequent revision are applicable. These charges are based on projected water usage and can <br /> be substa�tial. Applicant is encouraged to obtain a copy of the Ordinance and determine estimated <br /> charges prior to building permit application. The aclual charges shall be computed by lhe Public Works <br /> Departmenl per the ordinance in effect at the time and accordin� to the information on the approved <br /> plans at tl�e time of building permit issuance. <br /> 7. On-sile detention is required, or in lieu of providing on-site detention, if the downstream storm water <br /> systems have the capacity to handle the addilional runoff then payment to City Drainage Fund 340 is <br /> allowed. <br /> 8. Lack of comment on the plans submitted with lhe application does not constitute approval of these <br /> plans. <br /> 9. City streets and alleys are lo be kept clear oF dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur as directed by lhe Public Works Inspector. <br /> 10. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector. <br /> 11. The alley must be paved per City Design Standards from lhe north end of the proposal to Everett <br /> Avenue. <br /> 12. Access - O.K. as shown on lhe site plan reviewed. <br /> � <br />
