.� <br />-z- <br />The folLowing facto:•s were considered and the listed requirements were placed <br />in resporiae to co�enCs submitted during our review of an environmental <br />checklist for this proposal: <br />1• A previous Environmentul Checkliat Review was completed for a shopping <br />center on this site, and a Declaration of Non-Significance was isaued <br />isee SEPA �81-37). The current proposal involves a new shopping center <br />c:onfiguration and segmentation of the property into three new parcels. <br />2. The proponen[ anticipates the acquisition and proposec� rezone for <br />commercial uae of an appro�:imately 125 foot wide strip of proaerty <br />which abuts the site to the nor[h. <br />3. Th� propoaed site is zoned C-1, General Commerciai, which would allow <br />this use. Parking must be provided in compliance with Zoning Code <br />requirements. <br />4. The sitc is heavily wooded with alder saplings and scattered <br />evergreens. The northeastern perimet:er of the site has a s[and of <br />large evergreens, and every eEfort should be made to retain these as <br />screening betveen the pzoject and Cypuess Lawn CeRetery which abuts it <br />to tl�e north. <br />5. Detailed drawings, in r.ccordance wiCh City Design and Construction <br />Standarda, sha1T be su'�mitted to the Public Works Department showing <br />site pa_king la;rout, landscaping, ueilities, seorm 3rainage, temporary <br />construction erosion control and all required improvements in the <br />public right-of-way. Public Works Department approval of these <br />drawings is required prior to any permits being issued For construction <br />phased in compliance with requirements Listed herein. All improvements <br />ahall be completed, approved and warranted for each phase before the <br />occupancy permit is issued for that pha3e. <br />6. Acc=as and Circulation - Access improvements must be provided as <br />i.ndicated in tht phasin�, schedule noted above, and the following <br />requirements: <br />a. Accesa to the site is proposed from three locations isee Site <br />Plan) off Everett Mall Way. Everett Mall Wap has been improved <br />by L.I.D., and two of the intersections are currently signalized. <br />b, An approximately 139,000 square foot parcel west of the P,U.D, <br />right-of-way and north of the existing General Telephone facility <br />will no lor.ger have frontage on Everett Mall Way. No cor�ercial <br />public access will be allowed on 92nd Street. <br />
