MITIGATION REQUIRED BY EXISTING CODES AND ORDINANC'S. <br />1. Five (5) feet of right-of-way is to be dedicated to the City for street <br />purposes for 2nd Avenue S.E. per Ordinance 555. (SEPA Transportation <br />Policies) <br />2. Full standard stret improvements are required to 2nd Avenue S.E. <br />including, but not limited to, curb, gutter, sidewalk and steeet <br />widening per Ordinance 555. (SEPA Transportation Policies) <br />3. Special charges for connection to the sewer system in accordance with <br />Ordinance 984-83 are applicable. The actual cost shall be computed by <br />the Building Division per the ordinance in effect at the time and <br />according to the information provided on the approved plans on the date <br />of permit issuance. (SEPA Public Services and Utilities Policies) <br />k. On -site detention is required; or, in lieu of providing on -site <br />detention, payment to City Drainage Fund 340 is allowed. (SEPA Public <br />Services and Utilities Policies) <br />5. All processed water for this proposal must be discharged into the <br />sanitary sewer system. All washing areas holding tanks, etc., must be <br />protected from rainfall and runoff to eliminate the possibility of <br />processed washwater from entering the site's storm drainage system. <br />(SEPA Water and Public Services and Utilities Policies) <br />6. The driveway .on Everett Mall Way must be removed and replaced with <br />curb, gutter and sidewalk per City Standards per Ordinance 555. (SEPA <br />Transportation Policies) <br />7. Any broken or damaged sidewalk must be repaired/replaced per the City <br />Public Works Inspector per E.M.C. Title 13. (SEPA Transportation <br />Policies) <br />8. Parking must be per City Zoning Code and City Design and Construction <br />Standards. For the 4,800 square foot building proposed, a minimum of <br />11 parking spaces must be provided. (SEPA Transportation Policies) <br />9. A landscape strip a minimum of 5 feet wide must be provided along the <br />10 entire north property line per Section 19.12.030 of the Zoning Code. <br />Plantings must consist of sufficient evergreen plantings of at least 6 <br />feet in height to effectively create a sight obscuring barrier. This <br />will necessitate that the parking be redesigned. (SEPA Light and Glare <br />and Aesthetics Policies) <br />-2- <br />
