This con- <br />veyance would eliminate any bottlenecking eifect at.Everett Mall Way - due <br />to any traf.fic caused Uy the developing ef propezt}' bcyond ours on 3rd Ave. <br />(In accordance witli C�.ty Stancard No.'300). The net effect would be a gain <br />to the city, should they proceed to open 3rd Ave. liocuever, should there <br />not be any pursuit of openi.ng 3rd Ave., I will have npt conveyed this r/w <br />for nothi.ng.
