4. Adequate fire protection and hydrants to Clty Standards; <br />Finding: Fire hydrant must be located 200 diving feet from the new buildings in the <br />proposed project. <br />Conclusion: Adequate fire protection and hydrants can be provided to (:ity Standards. <br />5. Appropriate access to Cify Standards to for or to alf anticlpated �ases within the <br />project; <br />Finding: The proposed lots will acces:s via a common driveway per City of Evereri <br />Standards. One driveway will be allowed on each of the site's frontages on Everett Mall <br />way and 2nd Ave. S.E. All other driveways will need to be removed and replaced with curb, <br />gutter and sidewalk. <br />Conclusion: Adequate access can be provided as shown in the site plan on file. The <br />final binding site plan must provide cross easement agreements for access, utilities, and <br />landscaping to City Standards. <br />6. P�ovisions made for ar.cess !o and maintenance of all common facilities. <br />Finding: A provision for maintenance of all common facilities is required. <br />Conclusion: Prior to final approval this document must be recorded. <br />E. Existing Public Facilities and Services - The proposed project shall be designed to not <br />adversely impact the following public tacilities and services: <br />1. Existing streets and other trancportation systems; <br />Finding: The proposed binding site plan will contribute additional traffic to the City's <br />slreet system. In order to mitigate the impact on traffic, the City will require payment of a <br />traffic mitigation meet in accordance with the Tra�c Mitigation Ordinance (EMC Chapter <br />18.40). <br />Conclusion: The additional vehicle traffic generated by this project can be mitigated by <br />the payment of a traffic mitigation fee as required by EMC Chapter 18.40. <br />2. Existing utilities system; and <br />Finding: The City has capacity in its existing utility systems to provide service to this <br />project. <br />Conclusion: The additional lots created will not impact the City's existing utilities <br />system. <br />3. Police, Fire, Parks, and Schools. <br />Finding: The Police, Fire and Parks Departments have commented that the proposed <br />project will not affect service. Adequate fire access, �re flow, hydrants and other fire <br />protection measures can be provided (see information for developer section of the <br />MDNS). <br />�S <br />
