With regard to the remainder of the landscape planting which would be <br />required by the city, we will anticipate preparing the final landscape plan <br />in accordance with the following criteria: <br />a. We will plant three types of evergreen trees, with a minimum height <br />of 10 to 12 feet in and around the northwest corner of the property <br />for a distance of 150 feet to the south along the westerly property <br />line and approximately 100 feet to the east of the northwest <br />property corner along the northerly property line. This will create <br />a 100 percent visual break at the tree base, with trees planted 10 <br />feet on center and jogged horizontally. This will further improve <br />the visual effect of the landscaping from a buffer standpoint. <br />b. We will also plant low-lying shrubs, such as photinia, etc., in these <br />areas of native indigenous species. <br />C. We will include plantings of ivy, salal, or other groundcover as well, <br />and you will note that we will not propose lawn in these areas <br />which would require on -going landscape maintenance. <br />d. For the remainder of the landscape buffer located along Third <br />Avenue, we would propose groupings of the same three- types of 10 <br />to 12-foot evergreen trees with additional plantings of shrubs and <br />low-lying groundcover as in Items "b" and "c" above. The intent <br />would be to group the trees and vary their location, vertically and <br />horizontally in order to make the landscape appear to be as <br />interesting as possible. <br />f^ <br />e. A e —foot solid cedar fence will be constructed at the top of the <br />landscape areas adjacent to the on -site driveways. A minimum of 13 <br />feet of landscaping will be planted on the Third Avenue side of the <br />fence. <br />We look forward to working closely with you to ensure that the landscape plan <br />design and construction proceeds in accordance with the above -referenced criteria. We <br />understand fully that the city will have a number of assurances that the landscape is <br />constructed in accordance with the above -referenced criteria by virtue of the fact that <br />the building cannot be opened and occupied until the following three items have been <br />fully satisfied. <br />1. The building permits must be applied for and received prior to the <br />commencement of any construction on site.
