14. The City may require geotechnical analysis for the proposed locatio.^. and configurarion of <br />the wetpond, and structural design of any retaining walls associated with this facility. <br />15. 'The unused driveways on Everett Mall Way must be removed and replaced with curb, <br />gutter and sidewa(k per City Standazds. <br />16. City Streets are to be kept cleaz of dirt and debris at all times during the construction. <br />Dust suppression and street cleaning must occur as directed by the Public Works <br />Inspector. <br />17. Pazking must be per City Zoning Code and City Design and Construction Standazds and <br />Specifica6ons. For the 32,000 square feet of retail space proposed, a minimum of 107 <br />pazking stalls is required (40 for Phase I, 67 for Phase II). <br />18. A pedestrian circulation system for the site must be approved by the Planning Director <br />and Ttaffic Engineer prior to the issuance of any building permits. Walkways must allow <br />pedestrians and wheelchairs to gain easy access from sidewalks and bus stops to building <br />entrances through the use of paths which aze physically sepazated from vehicle traffic and <br />maneuvering areas. (See the city's Design and Construction Standazds and Specifications <br />Manual and Section 39.165 of the Zoning Code.) <br />19. Placement and screening of rafuse disposal azeas must be provided per Section 39.080 of <br />the Zoning Code. <br />20. Any rockeries or retaining walls proposed in required setback azeas must be in <br />conformance with Section 39.150 of the Zoning Code. <br />21. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of <br />the Zoning Code. <br />22. The rear building setback must be a minimum of 25 feet. Building height shall be a <br />maximum of 35 feet. <br />23. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br />must include the following: <br />a. A landscape strip a minimuin of 10 feet wide must be provided along the Everett <br />Mall Way frontage, except for the driveway. This area shall be planted with Type <br />III landscaping. <br />b. A landscape strip a minimum of five feet wide must be provided along the east <br />and west property lines, or the distance beriveen the building and lot line, <br />whichever is less. These areas shall be planted with Type III landscaping. <br />c. A landscape strip a minimum of 10 feet wide must be provided along the South <br />property line where the properiy abuts the R-1 zone. This azea shall be planted <br />with Type I landscaping. <br />d. A minimum of 3,745 squ^se feet of landscaping shall be provided in the interior <br />of the pazking lot for tha 107 pazking stalls. Landscaping must be provided per . <br />Section 35.O80E of the Zoning Code. <br />e. Prior to issuance of any permits, landscaping plans must be reviewed and <br />approved by die Planning Department per Section 35.100 of the Zoning Code. <br />
