The landscaping plan must show location and dimensions of required vegetated <br />swaies, wetponds, detention ponds, rockeries and retaining walls, and grading at 2 <br />foot intervals. Irrigation systems must be provided iu all landscaped azeas per <br />Section 35.130 of the Zoning Code. A 2 yeaz maintenance assurance device must <br />be provided for ti•.� 'andscaping per Section 35.130B of the Zoning Code. <br />24. Regazding the Phase I building: based upon 12,000 square feet of Type V-N, sprinklered <br />construction, the fire flow requirement is 1,506 GPM. Regazding the Phase II building, <br />based upon 20,000 square feet of Type V-N, sprinklered construction, the £re flow <br />requirement is 1,875 squaze feet. <br />25. A fire hydrant is required within 200 driving feet, but not closer than 50 feet, of every <br />structure. One ava�lable fire hydrant is required. The location of the hydrant shall be <br />approved by the Fire Mazshal. <br />26. The Uniform Fire Code requires that all new structures shall provide Fire Department <br />access roads to within 150 feet of all portions of the ground floor. Fire Department <br />access roads (Pire Lanes) shall F;ovide a minimum of 20 feet in width of unobstructed, <br />all-season driving surface with a minimum cleaz height o£ 13'6". Fire Lanes will be <br />posted and maintained as required by the Fire Department. <br />27. A sprinkler system complying with UBC Standazd 38-1 and/or NFPA Standazd 13 must <br />be provided. <br />Plans for any such system must be submitted to the Building Department and the Everett <br />Fire Department for examination and approval. Such plans must include plans for the <br />underground mains that will supply the sprinkler system. <br />As of January, 1991, sprinkler system permits aze issued by the Building Department. <br />Plan review fees are assessed by the Building Department. No fee is assessed by the Fire <br />Department. <br />Above ground sprinkler piping must be hydrostatically tested as established in NFPA <br />Standazd 13. Underground piping must be hydrostatically tested and flushed as <br />established in NFPS Standazd 24 for private fire mains. All such tests must be witnessed <br />by a Fire Department inspector. Ca11259-8710 to make an appointment for inspection. <br />Contractors' materials and test certificates must be submitted to the Everett Fire <br />Department prior to issuance of any Certificates of Occupancy. <br />Ca11259-8726 for more.informa6on. <br />28. The building must have a fire alum system installed in accordance with Uniform Fire <br />Code Standazds 10-2. <br />29. A portable fire extinguisher with a minimum UL rating of 2A must be provided within 75 <br />feet travel distance on each floor of all portions of each building during construction. <br />30. Fire lanes must be provided as required in Everett Municipal Code 46.44. Fire lanes must <br />be identified by red curbs with white stenciling stating "NO PARKING - FIRE LANE" <br />and vertical signs stating "NO PARKING - FIRE LANE - TO W AWAY ZONE." The <br />location(s) must be approved by the Fire Marshal. <br />
