C <br />r <br />Conclusion: The additional c�xnmercial use created on this site will <br />not impact the City's existing u;ilities system. <br />c) Police, Fire, Parks, and Schools. <br />Finding: The Police, Fire and Parks Departments have commented <br />that the proposed project will not affect service. <br />Conclusion: The impacts �n public facilities have been addressed <br />with the conditions of approval and SEPA MDNS #02-059. <br />NOW, THEREFORE, the City of Everett hereby GRANTS PRELIMINARY <br />APPROVAL for the proposed alteration to Bindireg Site Plan #86-005 with the <br />following conditions: <br />1. Lot design/configuration for this Binding Site Plan shall be as shown on the <br />preiiminary binding site plan map on file with the Planning/Community <br />Development Department. Any changes in lot design/configuration will require <br />approval by both Planning and Public Works Departments. <br />2. The Following shall be noted as Conditions of Approvai on the Final Binding Site <br />Plan Map: <br />a)"The proposed 4,615 square foot building on Lot 3 site must be developed per <br />the Site Plan Exhibit "A" on record with the City of Everett Planning and <br />Community Development Department (File - SEPA #02-059)." <br />3. The applicant must provide for agreements for use and maintenance of common <br />access points, common parking, general circulation (drive aisles), utilities, <br />landscaping, fencing, required fire lanes, and access for all lots. These may take <br />the form of Declaration of Covenants, Easements, and Restrictions, to be <br />recorded with or on the Final Binding Site Plan Map. A note must be placed on <br />the final Binding Site Plan Map stating, "Declaration of Covenants, Easements, <br />and Restrictions are recorded under Auditor's File # " <br />4. The project must compiy with SEPA MDNS #02-059 dated Ociober �, 2003. <br />Landscaping on this site must be designed to meet Everett Zoning Code <br />requirements.
