C� <br />� <br />4. Any rockeries or retaining walls proposed in required setback azeas must be in conformance with <br />Section 39.150 of the Zoning Code. <br />5. Roofrop mechanica] equipment, including vents, must be screened per Section 39.040 of the Zoning <br />Code. . <br />Landscaping must be provided per Section 35 of the Zoning Code (also refer to Mitigation ltem # 3, <br />above). At a minimum this must include the following: <br />a. A landscape strip a minimum of 5 feet wide must be provided along the east property ]ine. <br />This area shall be planted with Type III landscaping. Existing lar.dscaping may be used to <br />satisfy this requirement to the extent that it meets the current Type III standard. <br />b. Landscaping must be planted within the interior of the pazking lot and must meet the <br />requirements of Section 35.OSO.D and E of th? Zoning Code. <br />c. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the <br />Planning Department per Section 35.100 of the Zoning Code. The ]andscaping plan must <br />show location and dimensions of required vegetated swales, wetponds, detention ponds, <br />rockeries and retaining walls, �nd grading at 2-foot intervals. Irrigation systems must be <br />provided in all ]andscaped areas per Section 35.130 of the Zoning Code. A 2 yeaz <br />main[enance assurance device must be provided for the landscaping per Section 35.130B of <br />the Zoning Code. <br />7. Access - O.K. as shown on Ihe site plan reviewed. <br />8. Fire lanes shall be provided as required in Everett Municipal Code 46.44. Fire lanes shall be <br />identified by red curbs with white stenciling stating "NO PA_RKING - FIRE LANE" and vertical signs <br />stating "NO PARKING - FIRE LANE - TOW AWAY ZONE." I.ocation shall be approved by the <br />Fire Marshal. <br />9. Premise Identi6cation - Premises shall be cleazly identi5ed by the correct address at the street entry. <br />Buildings �hall be cleazly identified so as to be visible and legible from the access road. Individua] <br />apartments and suites, where applicable, shall be clearly and legibly identified from the access road. <br />10. Fire H drants - Locations as shown on the site plan aze acceptable. <br />11. Fire Flow — Fire requirement for this structure is 1,500 gpm. <br />12. Portable Fire Protection - A portable fire extinguisher with a minimum U.L. rating of <br />2-A:10-B:C shall be provided within 75 feet of travel on all floors of each building during <br />construction and prior to occupancy. <br />13. Fire Alarm Svstem - An approved automatic fire de[ection sys[em shal] be provided as required by <br />City Ordinance No. 1902-92, Chapter 16.76, of the Everett Municipal Code. <br />
