- ay ,
Mr. Xue Ta Tang, Tenant c/o
Mr. Dave Robinson, Owner
Robinson Properties
500 SE Everett Mall Way # A7
Everett, WA 98208
Project: AA China Buffet
Job Address: G07 SE Everett Mall Way
Plan Review No: B0604-047
Dear Mr. Tang and Mr. Robinson,
/ PUBLIC SERV/CES DEPARTMENT
Thank you, we have received and reviewed the resubmitted documents. Comments from the May 2nd letter
which have not been addressed in the resubmitted documents have been noted with a bold heading.
In response to the modifications submitted for consh-uction permit, the plans have been examined and you are
advised that a permit cannot be issued until the following issues are resolved. These comments address building
issues only. Revisions or additions may be required by other departments (such as Utilities, Planning or Pire).
Code references cited inciude the 2003 Intemational Building Code (IBC), the 2003 International Mechanical
Code (IMC), the Washingion State Energy Code, 2003 edition, and the Accessible and Usable Buildings and
Pacilities ICC/ANSI AI 17.1-2003 (ANSI), including amendments by thc State of Washington, and as adopted
by the City of Everctt.
In order for tLe processing yaur application to continuc, it will bc necessary to provide tLe Building
Division with nvo sets of drawings retlecting tlm corrections requcsted.
Construction
1. Item 1 from previous lctler: this submittal requires a demolition plan of the building envelope and
interior to clearly indicate existing construction to be removed and existing conshvction to remain.
During the site isit today, it was noted that there are several existing conditions which have not been
documented accurately, including the men's toilet room, and the multi-tenant egress comdor.
2. Item 2 from previous lettcr: The existing one-hour occupancy separation wall and the extent of the
one-hour occupancy seoaration wall has neither been noted nor detailed on this submittal. Since this is a
required occupancy separafion wall, built in 2004 to expand the area of the A-2 occupancy as it exists
today, it should be noted as a one-hour wall on the plans, including the rated ovcrhead door and any
other penetrations. Revisions to the existing wall will require additional documentation and detailing.
3. The exit corzidor should be a one-hoGr rated corridor F2r IBC Table lO1G.1, including the existing
tenant demising walls.
4. The door swinging inro the egress corridor should swing in the direcHon of egress, per IBC per IBC
1008.1.2. Door swings may reduce the egress corridor by only half of the required vidth, per IBC
1005.2. When fully apen, the door should not project more than 7 inches into the required width, per
IBC 1005.2. Prohuding objects should not reduce the minimum cicar width of accessible routes, per
IBC 1003.3.4 and 1104.
CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 •(425) 257-6800 • Fax (425) 257-8856
S.Utllalcyl\VorJ060LT1'!
