20. Premise identification must be provided, and fire hydrants <br />and access roads must be in service prior to commencement of <br />construction. <br />21. Fire safety practices during construction must be in <br />compliance w'th the Uniform Fi�e Code, 19t35 Edition� Article <br />87, '"Fire Safety During Construction." <br />22. The Washington State Clean Air Act requires the use of all <br />known, available, and reasonable means of controlling air <br />pollution, including dust. Aust generated during <br />construction activities can be controlled by wetting those <br />dust sources such as areas of esposed soils, washing truck <br />wheels before they leave the site, and installing and <br />maintaining gravel constr�action entrances. Construction <br />vehicle track-out is also a major dust source. Any evidence <br />of track-out can trigger violations and fines from the <br />Department of Ecology or the Puqet Sound Air Pollution <br />Control Agency. <br />CONDITIONS OF APpROV,AL FOR BINDING SITE PL�Y REVISION: <br />1. A note must be placed on the Binding Site Plan stating: <br />"The site shall be developed per the Site Plan on record <br />With the City of Everett nlanninq and Comaunity Development <br />Department (Exhibit P,, BSP = 3-92), and with all conditions <br />on the SSP�► I�NS /7-9"s. Development on tkte site must also <br />be in conforaance �rith the conditions of approval on the <br />I�IDNS�s for SEP11 /107-79, SEP� �9-87, SEYa /51-58, SEPa �161- <br />89, and SEP� f135-88." <br />2. A note must be placed on the Binding Site Plan stating: "All <br />developaent on the site �ust be in confornance vith the <br />conditions of Short Subdivision /9-85.^ <br />3. The applicant must provide a revised Common Parkinq <br />Agreement and Decl�ration of Covenants and Restrictions, to <br />be recorded with the Binding Site Plan Map. Nate: the <br />legal description of Lots A and B will need to be revised, <br />a.s will the Exhibit "B," in the existing agreement. <br />A note must be place on the final Bindinq Site Plan Map <br />stating, ■Co�aan area agreeaents for use and naintenance of <br />access, circulation, parking, utilities, and landscaping <br />are recorded under 1�uditor•s File f " <br />4. A note must be placed on the Final Bindinq Site Plan Map <br />which states: ".�,11 future developsent of the par.cels shall <br />be subject to the standards set forth in Section IV of the <br />City�s Sindinq Site Plan Ordinance N. 1120-85, or as it may <br />hereafter be amended, and the City's SEPA ordinance No. <br />1348-87, or as it aay hereafter be amended.° <br />7 <br />
