5 <br /> and design and the Small Lot Development Standards as set forth in EMC <br /> 19.7.010. <br /> 6. Any grading/fill on this site shall not impact the surrounding properties. <br /> 7. A 24-foot paved private street per City standards 302A within a 35-foot easement <br /> shall be installed prior to final plat approval for lots 1-12. A pedestrian sidewalk <br /> or walkway must be provided on one side. A fire turn around must be installed <br /> and approved by the Fire Marshal. <br /> 8. An 18-foot private street per City standards 302A shall be constructed and paved <br /> within a 30-foot easement prior to final plat approval for lots 13-18. <br /> 9. There shall be recorded easements for each of lots 1-12 and 13-18. The <br /> easements shall provide perpetual access for ingress, egress, and all utilities, <br /> including telephone, television cable, gas, water, sewer, and drainage. The <br /> easements shall allow installation, repair, and maintenance of utilities and the <br /> right of ingress and egress for such purposes. <br /> 10. Premise Identification on Easements Access Drive for lots 1-12 and lots 13-18 - <br /> The correct address of each residence served by the easement access drive <br /> must be posted upon a permanent sign at the street entry to the easement <br /> access lots. A correct address must be posted upon or near each residence in <br /> such a manner as to be clearly visible and legible from the easement access <br /> drive. The easement access drive must be posted with "NO PARKING — FIRE <br /> LANE- TOW AWAY ZONE". All required signs shall be posted, and hydrants <br /> must be in service prior to final plat approval. All locations of signs shall be <br /> approved by the Fire Marshal. The signs shall be placed on lots 6, 8, 10, and in <br /> the turnaround; and on lots 13, 16, 17, and 18. The turnaround areas shall also <br /> be striped. <br /> 11. The following note must be placed on the Final Map as a "CONDITION OF <br /> SUBDIVISION/PLAT APPROVAL: <br /> a. A landscaping plan is required to be submitted at building permit <br /> application consistent with the requirements of EMC Chapter 18.28.080: <br /> All landscaping per the approved plan must be installed prior to the <br /> occupancy of each new dwelling within the proposal. <br /> b. It will be the responsibility of the property owner to maintain the street <br /> trees on the individual lots. <br /> c. Two (2) off-street parking stalls must be provided for lots 1-11. The <br /> minimum dimensions of the parking stalls shall be 10X20 feet. <br /> rg I <br /> 15 <br />
