ti <br /> , <br /> 3.3 RELATED AND CONCURRENT REDEVELOPMENT PROJECTS: <br /> A. Special Events Center SPU <br /> Because of its location, the design of the County's Campus Redevelopment Initiative <br /> should be coordinated with City's Special Events Center, now under construction. This <br /> will provide the opportunity for coordinated redevelopment of a six square block area of <br /> the Downtown Core. The City's Special Property Use permit is on file with the City of <br /> Everett and was reviewed for applicability of conditions to the County's project. <br /> B. Hewitt Sewer Improvement Project <br /> Replacement of sewer facilities along Hewitt Avenue from Broadway to Rucker Avenue <br /> is currently underway. An important component of the sewer project is the <br /> redevelopment of streetscape. The proposed streetscape improvements directly associated <br /> with the CRI are compatible with those planned for Hewitt Avenue. The County worked <br /> with the City to ensure appropriate streetscape improvements as shown on Attachment A. <br /> 3.4 APPROVED DEVELOPMENT: <br /> 1. Demolition: The following structures will be demolished as part of Campus <br /> Redevelopment: <br /> • Administration Annex Building <br /> • Ginni Stevens Hearing Room <br /> • Parking Structure <br /> • Pacific Jail Annex <br /> • Work Release Building <br /> Demolition activity may commence prior to issuance of building permits for replacement <br /> structures, provided demolition activity is restricted to that outlined in this section and <br /> appropriate permits are acquired. <br /> 2. Site Excavation: Construction of walls for underground parking facilities, as necessary <br /> for the stability of excavation slopes, shall be considered a part of excavation activity <br /> 3. Multi-level Underground Parking Garage: A parking garage containing a minimum of <br /> 1200 parking spaces will be constructed. Access to the garage will be limited to Pacific <br /> Avenue and Oakes Avenue. <br /> 4. Jail Expansion: A new jail will be developed within an architectural language consistent <br /> and compatible with other new and existing campus buildings as well as the surrounding <br /> neighborhood. When completed, the structure of the Jail Expansion will blend <br /> architecturally with both the existing jail building and the surrounding downtown urban <br /> character. The new Jail recognizes its place as an important part of the County Campus; <br /> both at the scale of the City and at the scale of the neighborhood. The new jail will be <br /> limited to 640 pre-adjudication prisoners. <br /> The Architectural design will closely resemble Attachment D.
