If a new use is added in the new addition, a traffic mitigation fee rnust be calculated and paid. <br /> 18. Any grading/fill on this site shall be done so as io not impact th�: surrounding properties. <br /> 19. 7his project must comply with the current Cily o( Evereit Sprinkler Ordinance and the IBC. Permits <br /> are required for construction. <br /> 20. The applicant shall provide improvements to the ciry's water system to meet the fire flow <br /> requirements of ihis site. <br /> 21. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998- <br /> 94 and subsequent revision are applicable. These charges are based on projecled water usage and <br /> can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine <br /> estimated charges prior to building permit application. The actual charges shall be computeo by the <br /> Public Works Department per the ordinance in e(fect at the time and according to the information on <br /> lhe approved plans at the time of building permit issuance. <br /> 22. Accessible curb ramps shall be pro��ided at the intersection of Lombard and 26th Street in <br /> accordance with city code. <br /> 23. Lack of comment on the plans submitled with the application does not constitute approval of these <br /> plans. <br /> 24. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br /> 25. City streets and alleys are to be kept ciear of dirt and debris at all times during constructior�. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 26. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works In�pector. <br /> 27. Temporary erosion control measures for construction activily must be operational prior to <br /> commencement of any clearing or earthwork. <br /> 28. If in the future this project is subdivided into additional lots, tracts or parcels using ihe Binding Site <br /> Plan process, the applicant is advised that some building code standards will be different. The <br /> applicant is encouraged to conlact the City's Building Department, at (425) 257-8810 to determine <br /> how these standards will apply. <br /> � 29.,/ Parking must be per City Zoning Code and Ciry Design and Construction Standards and <br /> Specifications. A minimum of 1 parking stall shall be provided for every 5 seats in the nave or <br /> chapel. At time of building permit submittal a count of the seating in the chapel or nave shall be <br /> provided to the City to ensure that the required pa�king is met on sde. <br /> 30. This review and approval is for uses which support church functions only.
