Contact the Planning <br />Department for information regazding appeals processes for the requirements listed in this <br />document. <br />Detailed drawings in accordance with city design and construction standards shall <br />be submitted to the Public Worics Department showing site parking layout. <br />Landscaping, utilities, storm drainage, temporary construction erosion control, and <br />all required improvements in the public right-of-way. Public Works Department <br />approval of these drawing is required prior to any permits being issued. All <br />improvements shall be completed, approved and warranted before the Occupancy <br />Permit is issued. <br />�. My grading/fill on this site shall be done so as to not impact the surcounding <br />properties. <br />Water quality enhancement of stormwater runoff from the paved areas must occur, <br />per City standazds, prior to dischazge of the stormwater from the site. <br />Stormwater quality protection, and enhancement requirements for this project shall <br />be those requirements in effect at the time of application for P�51ic Works pemuts. <br />Three options for stormwater quality enhancement aze presented in the current <br />City standazds. The least preferred option is allowed only if the first two options <br />aze infeasible in the opinion of the Public Works Department. The options for <br />stormwater quality enhancement aze, in order of preference: <br />a) an infiltration basin designed and constructed according to City standazds, if <br />suitable soils exist on the site. <br />b. a wetpond designed and constructed to City standazds. <br />c) a baffle-;ype oiUwater separator followed by a vegetated swale, both designed <br />and constructed according to City standards. <br />It is unlikely that the soils on the site would support the use of an infiltration basin for <br />stormwater treatment. However, it does appear that a wetpond is feasible on the site, <br />especially if the City's wetvauldtreatment cell configuration is used. The azea already set <br />aside for a water quality swale is large enough for the design of the wetpond treatment <br />cell. Therefore, City standards would require a wetpond to treat stormwater runoff from <br />this site. <br />4. A two year guarantee is required for private retention/detention or other drainage <br />treatment/abatement facilities serving areas larger than one acre. <br />
