Any retainang wall greater than <br />three feet high along a property line must be reviewed and <br />approved by the Planninq Department. (SEPA Earth, i3nd and <br />Shoreline Use Policies) <br />2. Screening of all outdoor refuse disposal areas must be provided <br />so that they are not visible from adjacent properties or pub- <br />+'-'. " lic rights-of-way. The disposal areas must be shown on the <br />site plan submitted Pcr building permits. (SEPA p.esthetics <br />Yolicies) <br />3. On site recreational facilities must be provided for the <br />'�� residents of the apartment complex. As determined by the Parks <br />'_' Department, the project will place an impact of 6.09 acres on <br />the existing Everett park and recreation system. Facilities <br />must be provided to meet the six acre requirement. Plans must <br />'�' be submitted to the Parks Department for review and approval <br />�_' prior to issuance of building permits showing the facilities to <br />satisfy the Parks Department requirements. (SEPA Land and <br />Shoreline Use Policies) <br />' <br />� <br />4. The applicant shall provide a bicycle lane and pedestrian path <br />improvement that is acceptable to the City and meets the re- <br />quirements of the South Snohomish County Znterurban Trail Plan <br />from their north property line to Everett Mall Way in the PUD <br />right of way. (SEPA Land and Shoreline Use Policies) <br />The above requirement is being placed to implement the cur- <br />rently adopted South Snohomish County Interurban Trail Plan. <br />The area in which West Mall Drive will be located in the PUD <br />right of way was designated as a potential iink in an <br />Interurban Tail system that would provide pedestrian access <br />fr�m Everett to Lake Ballinger. Portions of this trail are <br />currently being developed and and this requirement will estab- <br />lish a link in that Interurban Trail System. <br />lIITIGATION REQIIZRED BY EXISTING CODBS AND ORDINatiCES <br />1. A fire hydrar.t is required within 200 driving feet but not <br />closer than 50 feet, of every structure per Ordinance 473-80. <br />(SEPA Public Services and Utilities Policies) <br />2 <br />
