Letters in Oqposition <br />I I <br />'FINDINGS AND CONCLUSIONS: <br />" '' <br />North: SF/R-5 <br />South: SF/R-4 <br />East: Clinic/R-5 <br />West: SF/R-5 <br />That there have been exceptional or extraordinary circumstances <br />or conditions applying to the subject rroperty or as to the in- <br />tended use thereof that do not apply generally to other <br />properties in trie same vicinity c� zone. <br />Findings: The r. �erty consists of a single family <br />structure with a two car garaqe on a small, <br />nonconforming, 4,050 square foot lot. The structure has <br />been converted to a rooming house with nine roomers. <br />The conversion was done without obtaining the proper <br />permits. The City became aware of the violation after <br />the City Code Enforcement Officer received complaints. <br />The site is too small to provide the nine off-sti•eet <br />parking spaces required for a nine roomer rooming house <br />and so the Applicant applied f.or a variance for parking <br />since he must provide a minimum of one parking space <br />for each roomer. <br />On October 10, 1988, the Hoard of Adjustment denied the <br />Applicant's request for a parking variance to provide <br />Live off street parking spaces instead of the nine <br />required by code. The Applicant has filed an appeal of <br />that denial alleging there were procedural errors in <br />the first hearing since the Board of Adjustment did not <br />receive their packet of infcrmation a week prior to the <br />hearing and that he did not receive a copy of that <br />information in time ta prepare an adequate response. <br />
