The sidewalk along Hoyt Avenue_ and 21st Street frontages must be <br />replaced. A bond for these improvements must be posted with the <br />Public Works Department by June 23, 1989. <br />6. Detailed drawings in accordance with City Design and Construction <br />Standards shall be submitted on or before June 23, 1989 tj the Public <br />Works Department showing site parking layout, landscaping, utilities, <br />storm drainage, temporary construction erosion control, and all <br />required improvements in the public right-of-way. Public Works <br />Department approval of these drawings is required prior to any <br />permits being issued. All improvements shall be completed, approved, <br />and warranted before the Occupancy Permit is issued. <br />7. A five foot wide landscaped strip between the sidewalk and the <br />parking area must be provided in accordance with EMC 19.40.050 and <br />the Design and Construction Standards Manual Section 1.3. The <br />right-of-way may be leased from the City of Everett to meet the <br />landscaping requirement. <br />8. All of the above requirements unless otherwise specified must be <br />completed by August 15, 1989, or the occupancy of 2108 Hoyt must be <br />returned to a triplex. <br />9. Any future change of use will require a new Use Permit application <br />and review by the Planning Department. <br />10. The accessory structure behind 2108 Hoyt may be used only as an <br />accessory structure to the residential use. <br />11.
