Creek Parkway and Glemvood <br /> Avenue. The Southwest Gverett SuUarea Plan detemiined that sewer service could be provided to <br /> Ihe subarea at 1,70G gallons per acre per day of average flow, and 4,000 gallon per acre per day <br /> of instantancous peak flow o*2.7 gallons per acre per minute. Any sewer demand above ihis <br /> amount must be evaluated further. <br /> Sewer service to Lots 8A, SB, 8C, and 8D can Ue provided from Ihe Mcrcill Creek Parkway line. <br /> Sewer service to Lot 8H can be provided from the Hardeson Road line. Sewer s�rvice to Lots <br /> 8G, 8F, and 8G can be provided from the Glemvood A��enue line through the CSR Associated <br /> property. Should these latter lols be developed prior to the availability of the sewer through the <br /> CSR Associated site, an altemative sewer service must be provided as approved the E��crett <br /> Public Works Department. All sewer Cacilities must be constructed to City of Everett slandards. <br /> Conclusions: Adequate sewage disposal will be available to the new lots, subject to thc <br /> limitations identified in the Southwest Everett Subama Plan. <br /> (iii) App�riate Storm Drainaee [m�rovements: <br /> Findinas: Drainuge improvements are required on this site per the Storn»vater Manual and thc <br /> Design and Construction Standards and Specifications for Development. This includes on-site <br /> retention/detention and water quality trcatment facilities. Two drainage basins extend onto the <br /> site: Merrill and Ring Creek, and Glenwood Creek. The collected surface water exiting the <br /> property must be r.om�eyed to the nearest cstablished, stable drainage course, within the naturally <br /> occurring drairage basin. The amount of arca draining to each creek aRer land alteration and <br /> development shall not be greater than the amount of area draining to each creek before land <br /> alteration and development. <br /> Storm drainage improvements will be provided per City Standards. <br /> Conclusions: Appropriate storm drainagc impro��ements will be provided on the site. <br /> (iv) Adequate Fire Hvdr:ints: <br /> FindinQs: Ciry standards rcquire a fire hydrant to be located within 200 feet of but no closer <br /> than 50 fect all commercial structures. The Fire Marshal must approve the location of the <br /> hydrants at the lime development is proposed on the lots. Water ilow infomiation and the <br /> number of hydrants rcquired will be deterniined when more detailed inforniation is provided <br /> Conclusions: Adequate fire hydrants will be provided on the site at time of develop�ner.t of <br /> individual lots. <br /> �� <br />
