When development of individual lots is proposed, street lrecs must bc provided along Hardeson Road <br /> and Merrill Creek Parkway consistent with the streetscape theme approved by the Planning <br /> Department. Interim landscaping shall be installed immediately along thc entire frontage of Merrili Creek Parkway <br /> and Hardeson Road after completion of each phase or sub-phase of Uie clearing and grading process in <br /> accordance with the lar.dscape plan by W& H Pacific dated 6/8/99, and the letter, dated May 28, 19)9 <br /> from Randy Blair to Gary Doughty, as modificd by the following: <br /> A. At least 50% ot the trecs and shrubs on the interim berm must be of evergreen species. <br /> B. A separate 300%perforn:ance bond for each phase of the clearing and grading must be provided to <br /> die Ciry prior to issuance of the clearing and grading permiL A 10% performance bond may Ue <br /> substitutcd for the perl'ormance bond as each phase of the interim landscaping is installed and <br /> accepted as complete. <br /> C. Chainlink, cyclone, and barbed wire fences will only be allowed in situations requiring security <br /> mcasures by approval of the Planning Director and shall not be aliowed adjacent to public rishts-of- <br /> way. Only solid wood, rock, brick, or masonry fences are pennitted without special pemiission of the <br /> Planning Director. After clearing and grading are complete Washington Services, Inc., or their successors shall provide <br /> site security as �escribed in their June l, 1999 letter to Gary Doughty. The Applicant must establish 15 feet of Type Ii landscaping on the King Gxtrusion/Tract A properiy. <br /> �SEPA Land and Shorcline Use, and Aesthetics Policies) <br /> 8. Adjoining lots shall share access driveways unless individual access is approved by lhe City Traffic <br /> Engineer. Access driveways to the new street, Hardeson Road, or Merrill Creek Parkway must be <br /> located direcdy across the street from eadi other or be provided with adequate separation as approved <br /> by ttie City Traffic Engineer.
