Im:.rim landscaping shall be installed immediately along the entire frontage of Merrill Creek Parkway <br /> and Hardeson Road after completion of each phase or sub-phase of the clearing and grading process in <br /> accordance wi[h the landscape plan by W&H Pacific dated 6/8/99, and the letter, dated May 28, 1999 <br /> from Randy Blair to Gary Doughty, as modified by the following: <br /> A. At least�0% of the trees and shrubs on the interim berm must be of evergreen species. <br /> B. A 10% performance bond may be � <br /> substituted for the perFormance bond as each phase of the interim landscaping is installed and <br /> accepted as complete. <br /> C. Chainlink, cyclone, and barbed �vire fences will only be allowed in siwations requiring securit�� <br /> measures by approval of the Planning Director and shall not be allo�ved adjacent to public rights-of- <br /> way. Only solid wood, rock, brick, or masonry fences are pernutted without special permission of the <br /> Planning Director. After clearing and grading are complete Washington Services, Inc., or their successors shal] provide <br /> site security as described in their June 1, 1999 letter to Gary Doughty. The Applicant must establish 15 feet of Type II landscaping on the Kin�Extrusion/Tract A property. <br /> (SEPA Land and Shoreline Use, and Aesthetics Policies) <br /> 8. Adjoinin� lots shall share access driveways unless individual access is approved by the City Traffic <br /> Engineer. Access driveways to the ne��� street, Hardeson Road, or Menill Creek Parkway must be <br /> located directly across the street from each other or be provided with adequate separation as appraved <br /> by the City Traffic Engineer.
